Hi fellow members, Can someone give their thoughts about my re-submission please: My first application failed due to the depth of my extension is too big despite met the 45 degree angle (8.6m, long x 6.0m depth) It is a bungalow that will have rear and first floor extension. A few bungalows been extended upwards and bigger than ours. Both of my side neighbors objected. In my re-submission, we reduced the depth and thus it became 8.6m long x 5.3m depth The officer again saying the depth allowable is 4m. The officer seems to set his mind to allows 4m for first floor extension and OK for us to have 6m ground floor. Can anyone tell me why is this so? And my rear neighbor just finished building his at 10.3m (long) x 5.5m depth.
  2. Thus, I am planning to re-submit but reduce the size to 8.6m x 5m depth from 8.6 x6m depth. If this failed again, I will definitely submit an appeal. Thanks again Nod.
  3. Thanks Nod. But I heard appeal can takes up to 6 months and re-submission is only 12 weeks.
  4. Hi, I have submitted a plan for rear extension of 8.6m (wide) x 6m (depth) and been rejected due to its depth and size despite we met the 45 deg rule. It says the size is bulking and massing and have a major amenity impact on neighbours. Both sides neighbours objected to this extension saying it is too big for them. But again we met the lights, privacy and overshadowing issues. FYI, my rear neighbour had their extension permitted and is building his now- 9.2m (wide) x 5.5 m (depth) wihout having any problem despite objections from his neighbour. So my questions is why is the depth is an issue despite we meet the 45 deg rule? Isn't that rule is use to set the size of the build? Our rear gardens are quite wide and long. The planning office also made some mistakes in his report by saying my proposed extension is the first along my street but it isn't. My architect did point out similar houses along my street that been extended that way. And yet he ignored it. I hope someone can give me some advice in how to proceed in this matters and my architect is disappeared in action. Thanks in advance.
