  1. so if we let out in the future, we need to make it clear in the tenancy agreement that the loft must only be used for storage and not as a bedroom since it does not comply with building regulations right? what will result in us as landlord if they sublet?is it still our responbility if anything happens to the tenant?

  3. it never bothered us until recent as we need remortgage and realized that this is going to be a problem in future sales as one pointed out earlier...
  4. not sure if the toilet or staircase (the height is fine just uncertain about steep and width) , any advise will be highly appreciated... to start from strach is really gona be too much pain and money
  5. my partner phoned someone else, I think everyone has different opinions now... the one I consulted suggested that if it is over 10 or 12 years then the room itself will be legal already, that saying nothing need to be done further. However the other one advised that if it is built in recent years, then the whole room needs to be taken down and start from sctrach to meet new standards. Phoned local building control who advised that I can pay for a surveryor for site visit who may need to open up places to check in depth, but things can be kept if it meets standards. The problem I have is that no plan drawing was available, is it going to cause a big pain without this?Is it too late to find archetect to draw up and point out things that dont comply regulations? I am thinking this might be more efficient and budget saving approach...
  6. I have contacted a local specialist who told me that if the loft room is 10 or 12 years old, it then will automatically become a 'legal' room is that true? Anyway he will pay a visit soon and advise what needs to be modified to comply building regulations. thanks again for everyone's kind advise
  7. so in worse scenario will be undo everything right? I am willing to pay the expense as long as things can be put right, it was our mistake in the first place anyway. A friend suggested that I can make a regularisation to local council but I have not much information to provide as the work was done long time ago. The council website suggested that it might be necessary to expose all or part of structural work in order to prove that it meets regulations. If I get building control or surveyor to inspect, will they be able to guide us all the problems and how to retroverse?

  9. so technically they wont be able to carry out enforment if the conversion was done for 2 years or longer right>? but I am still in disadvantage when selling house, I am trying to make things right here but still not sure how to and the consequences...awkward
  10. but in reality some lenders will turn down mortgage if this loft space has not got a buiding approval right? seems like it is bigger trouble when selling the property in the future, such as headache. What an idiot I am?
  11. will that preiod be 10 years or more? Sorry I don't quite understand what indemnity policy is for, is it not down to buyer who should buy the indemnity insurance? Wish we had took time to consult council before this done... we are really no brainer, it was only used for guest to stay occasionally now I dont know what we should really do, maybe carry out remedial work to meet standards rather than it being a drag to house value also mortgage pain
