  1. The architect got back to me and suggested a rainwater harvesting solution and below is what the BCO had said back. “Any type of rainwater butt would still require a suitable overflow to a soakaway system or surface water drain. It is not permissible to run rainwater onto a flower bed.” I asked her what system she would recommend but she wasn’t straight forward. Will putting a French drain onto flower bed be classed as running the rainwater onto it? thanks
  2. No, it’s not an existing one. There is an existing one on the side to catch the water from the side of the side and this pipe is for the bit of flat roof from the front. We extended the pipe to the middle of the flower bed so the water won’t end up next to the garage. The BCO wants a solution for it as it must have a rainfall outlet. Customer doesn’t want to dig up the newly installed driveway.
  3. Hi, looking for some input here please. What would be the best solution to have a rainwater outfall without digging up a driveway? We recently had an extension done and this is the last one prior to completion. The current downpipe runs to the flower bed and the BCO made a comment about it. I will also get back in contact with the architect to ask for solutions. I just need to know the options are as I’m stressing about it. Thank you.
  4. Hi, looking for a labour price to replace 8 rotten joists from this decking (please see attached). the joists are not located in one area, it’s pretty much all over the decking. How much would the labour cost be please? thanks

  6. It’s just because I thought the BC won’t sign it off if the architect won’t sign it.

  8. Hi, I'm wondering if someone could give me an advice. I had just an extension done and in the process of completion. Now, there are four people that need to sign it- client, builder and 2 planners (I believe it’s the architect and the engineer). I have contacted the architect saying that he won’t sign it as he wasn’t part of the building process. He originally wanted to be part of it from the beginning like overseeing it but of course with the price so I decided not to involve him. He said he would only sign it if he does some checking and of course comes with the fee. what is my stand on this one please? thanks

  10. Hi, How much would a joiner charge for this kitchen please? They all come in a flat pack. No plumbing, no electric and no tiling- just mainly carpentry works. thank you
  11. She didn’t even say that when I forwarded the photo evidences. She just said that all the foundations/bases need inspection prior to pouring of the concrete. The groundworker will call her tomorrow and tell her the plan.
  12. That’s the plan. I have told him to contact the bco tomorrow and mention what the plan is to expose the hole measurements. The groundworkers think I’m making this up as I said I’m getting another groundworkers to get the holes redug. They said, i know my concrete.
  13. Yes. They know it because they’re the ones that done the foundation at the front. The dug the foundation, called the inspector and poured the concrete. Now, for the underpinning and concrete pads they didn’t bother to do it as they were in a rush to get it done and get paid.
  14. Ok, im so stressed right now because of the underpinning and concrete pads in this current project we’re working on. Basically, I have hired a Groundworker company to undertake the underpinning and 2 concrete pads. I gave them the drawing and everything , agreed the measurements of the holes and eventually they dug them out, put mesh and poured the concrete. Now, this is where the problem begins. They poured the concrete without getting inspected by the BCO. The Groundworker forwarded me the images with tape measures (just for underpinning but none for concrete pads). I then forwarded the photos to the inspector and she then got back to me saying she needed to inspect the holes prior to pouring of the concrete. 😱😱😱😱 I then informed the ground worker about the reply and he’s not having it. He wants the payment. I told him I won’t be paying you for the job that needs redoing. He said you should understand that I paid materials and people. I made it clear to him that I won’t be paying him and worse case scenario is get a refund for my deposit. can someone please tell me what my stand on this? thanks
  15. Thats the plan. Just leave the concrete lintel inside and use it for inner leaf. Will put the catnic and just put the blocks for the outer leaf. will see how this bricky will tackle this tomorrow.
  16. No, not that company. the windows will be made smaller. Will need bricking up on the left side looking at the property. Did the building inspector say anything about it?
  17. My bricklayer doesn’t want to remove the concrete lintel because first, it’s way too big for him to break it. Second, he’s saying if it ain’t broke don’t fix it. 🤦‍♂️ Basically doesn’t want to do the hard job. Right, as for depth, it’s got the right depth for the inner leaf. These windows had smaller lintels at the front which were removed and behind it is this bigger concrete lintel.

  19. Hi everyone, I need your advice please. These windows from the picture need resizing and need catnic for lintels- as per engineer’s drawing. Now, what is the easiest way to remove these heavy lintels? Can’t we just slide the catnic where it should be and just brick up the front and leave the concrete lintel sitting on the back of catnic? Sorry, if I’m not making sense. why are these lintels not suitable for new windows? Surely these ones are stronger than catnic? thank you
  20. Thank you. We quoted the customer the amount of £1600 but she said it’s too expensive.
  21. The 13 sqm is just the concrete part from the picture. The steps are also not included from the measurement. The other side of the front of the property will have to stay as it is because of the trees and plants.
  22. The slabs will be removed but the tree will have to stay unfortunately. The neighbour done theirs (please see attached)which we didnt think of asking for a ball park to do this side.
