Need some assistance with agreeing the payments with our builder pls. We’re having a side extension and a Hip to gable loft conversion with rear dorma and work starts mid feb. He’s just sent his payment details over and we need to go back with a proposal. He has asked for £18k upfront (mid feb) and then a further payment of £22k before 1st March. Next payment of £20k before 1st April and then final payment of £5k on completion. im obviously not going to agree to this and need to get something that minimises risk for us whilst still keeping him happy. He is a small company and this is prob why he’s asked for such large payments upfront. we want to pay in stages as soon as work Is complete ie foundations in, roof structure done for loft but not sure what to propose as his quote isn’t broken down so don’t know individual charges. any help would be appreciated. Just wanted to update you all that we finally got our LDC through today so hip to gable with rear dorma on a corner is permitted development. ? -

We are planning a loft conversion and dont know if we need a party wall agreement or not. The architect said it depends on the SE drawings and I’m waiting a response from him as to the position of the steels. I’ve attached the drawings but I’ve never seen drawings like these before so no idea what I’m looking at? can anyone help advise me pls? thanks in advance G&J Dwg 4652-GA-02.pdf

Even if it was permitted development it would have required building regs so have a search for that instead of planning permission.

Does an application for a lawful development certificate take the same amount of time as a PP application does anyone know? My architect submitted it on the 6th October and it’s still not even showing on the portal? Thanks

I’m after a structural engineer for a single side extension and hip to gable loft conversion in Stockport. We used two different architects for the plans and both have asked their SE’s for quotes but they haven’t bothered responding. Anyone know of any decent ones and what ballpark figure would I be looking at?

Planning permission objection by neighbour

You may find that the planners will only grant permission for a double if a certain distance is kept from the boundary. We had a similar predicament and the planners wanted 2m from the boundary meaning we could only extend 2.2 metres for the double storey. We got planning for a single and are hoping to do a hip to gable for the additional bedroom. This is currently with the planners for LDC. worth checking the rules on the councils website about the distance needed and look at similar properties on corner plots. Each council is different so you may be ok. Good luck -

Thanks I’m hopeful it is. Suppose now it’s been submitted we’ll find out one way or another. We’ve been looking at lots of options to extend the living space and this is the best option due to planning not liking the idea of a double storey extension to the side. Hopefully we’ll get the LDC through ok. -

Hi all. Just after some advice pls and opinions. We are in the process of planning a hip to gable loft extension with dormer and am getting conflicting advice if planning permission is needed. We live on a corner plot and the architect we have gone with advised that we don’t need planning but has advised to get a certificate of lawful development anyway. His initial advice was that planning was needed but when checking the guidance changed his mind. “As per my voicemail this morning, I mis-advised you yesterday; having checked the technical guidance of the permitted development rules, the side dormer or hip to gable conversion does not need planning permission - only extensions beyond the plane of a roof on the principal elevation require planning. That's different for ground/first floor extensions however, hence my initial advice. I always encourage my clients to obtain a 'Certificate of Lawful Development' even where planning is not required as that gives you proof in future that the works were carried out lawfully” We had a different architect do drawings for our extension and had him also quote for the loft but he was very expensive so didn’t go with him for the loft. He’s doing some amendments to our current side extension but has just said that we need planning permission if we go ahead with the loft and sent me this. We’ve literally just submitted the app for the certificate and tbh I’ll be pretty fed up if we need planning but who is right? I don’t fancy getting 6 weeks down the line to be told we need planning after all. thanks

thanks guys. The kitchen layout isn’t set it’s just to show which side of the room the kitchen would be. I’ll be getting a proper kitchen company in to design it.

So I have pp for a side extension of 9.8 x 3.5 and quotes have been massively varied but the cheapest one so far is £38k. He’s also quotes £29k for a hip to gable loft extension with dorma and a new roof. Whilst the quote is great and he’s a local lad (I know where he lives etc) I’m a bit concerned that it’s a bit too good to be true. Other prices for the extension alone were around £47k so he’s come in pretty cheaply. I know the usual things like check his previous work, get everything in writing and stage payments etc but any other advice is welcome. Am I m right to be concerned or should I be biting his hand off for such a good price? He’s visited us and he was knowledgeable about what we could do etc. He specialises in roofing but says he manages building works too hence the extension quote as well as the loft. thanks

Tbf that was the highest quote we had, we also had one around £35k

Yeah we are extending down the side and would have bifolds in and lots of windows to account for the light. It’s a pretty light house anyway as it’s south facing. we initially had a quote for a single last year and that was for 85k+ vat which came as a bit of a shock so we just have no idea what is considered a “good quote” we’re hoping to pay around 70 + kitchen but is that even realistic?

So we’re in the process of getting quotes for our side extension and have no idea what to expect. I know most posts say around 1300 per sqm but is this with vat on top etc we have planning for a single storey at 9.8 m x 3 metres so this would be approx 38k + vat. Is a double usually double that? Less or more? just trying to prepare ourselves as much as we can so we know what is considered standard. thanks Emma

2m internally. Be two slim for a Bedroom but we could shuffle things round Internally to make it work. The architect has come back saying that our case is strengthened by the local example and we are leaving a good 1 metre from the boundary wall so worth a shot
