Hello, So Abit of of a strange one....I have a balcony which has a small section of flat roof (50cm wide by 3m long) which holds the rails of the balcony. What seems to happen is when it rains the water drips over the edge of the drip edge and down the brickwork. In winter this causes the bricks to become saturated over many rainy spells and eventually it gets through the brick and onto the ceiling below. In theory this shouldnt happen as there are cavity trays. I'm assuming the water is either bypassing the trays around the balcony door area or the trays are damaged somewhere. What can I do to prevent this as there isn't enough space to attach a gutter. Is there anything I can glue on to make the drip edge further out so the drips don't hit the wall?

Yea I can see what you mean, you could be right but further along it has a overflow valve which would not allow it to reach that height. I think that tide line is a combination of me cleaning the mud and the decking running muddy surface water over the sides

Would that not also happen in normal heavy rain? If it was a drainage issue? Ok Rained hard before with no Issues.

Hello After a couple of days of heavy rain and high winds I notice a brown stain on a ceiling below a balcony. It's right in the corner so I took a couple of decking planks up and saw a couple of possible problem areas (photos attached) I'm obviously going to have it looked at but in the short term I was going to try and fill these areas and see what happens. Pulling all the decking and framing up will be a nightmare. Where would you guys being looking at being the main problem area? The roof is a pvc/tpo welded membrane.

Had this small brown water mark at the ceiling wall junction for about 6 months, it's not got worse since and is about 7cm X 1cm. Took some photos today of the top of the flat roof and only think I can see is this...(photo attached) This mark is about 1 meter away from the mark. Does this look like a hole? I'm not convinced the mark goes all the way through the rubber but can't get better access as it's a 3 story house.

I'm not sure either, it looks old to me. The white stuff on top is powdery so I'm assuming it's to do with when the plaster boarding was done in the cupboard. It's more the green stains on the side that I'm concerned with. Looks like some kind of overspill at some point. It's Probably nothing just thought I'd get an opinion.

The only sign of any leak I can find is this...I have no idea if this is a leak from when the system was Installed as the building is only 5 years old but does this seem like a continuous leak... enough to lower pressure every 2-3 months? Not sure.

Sounds promising I'll look into it. How much water would you expect 0.4 bar to be on a 7 radiator system? Enough to show as a leak if it was from the plastic pipes?

Thanks for the reply Is leak sealer likely to damage the pipework etc? My plan was to get an engineer to inspect the boiler for leaks (even though it was fine at the service last month apparently) and if all ok use a leak sealer to see what happens. Like you say it could literally be anywhere and I don't even know where the pipe locations are....

Ah ok thanks for that, I also had an error about a month ago which was e168 "Printed circuit board lockout" and I just reset the boiler and it never happened again....didn't think much of it until now where I was thinking if a leaking heat exchanger could cause such an error? Maybe water on a circuit board or?

So I can pretty much rule out a problem with the expansion vessel? I definitely can't see any signs of leaks on the plastic pipework so it's either the heat exchanger or a leak in the wall but showing no signs...

Hey, Been doing some investigating... The sealed system is split via 2 diverter units so upstairs and downstairs are controlled seperately from each other. I'm assuming the pressure gauge when cold is showing the overall pressure? If i turn both up and down heating on it rises from 0.9 to 1.6 in about 10 mins Is this an acceptable rise in pressure? Or does it offer any clues? I have a feeling the pressure is dropping when both sets of Heating are on at the same time.. Still no sign of water from the prv though.

How does this stuff work?

I'll have a look to see if any pipework can be seen. how would you explain the pressure not dropping during summer when heating not being used?

It looks like flexible rubber type pipes?

I have no idea lol, they were probably having me on... How much water are we talking for a drop from 1.3 to 0.5 from 6 radiators in 3-4 months? How would I find that under the floors? Sounds messy...

No tapping it doesn't move it. An engineer told me it was installed in the wrong place but the cold reading is the true pressure level

The boiler / radiators are only 4 years old so I hope this isn't the problem. At my last service they checked the inhibitor levels and they were fine.

Thanks for the reply Here is where it gets abit complicated.. If the pressure gauge is sitting at 1 bar cold and I turn the heating on it will drop to 0.5 bar straight away temporarily and over about 20 minutes rise back up to 1 bar the same as the cold reading. When I turn off the heating the pressure reading rises to about 1.6 -1.7 but doesn't go above that. Does the fact the pressure doesn't drop with the heating off mean it's more likely to be a boiler problem?

Hello, I have a potterton promax combi boiler which has a slow loss of pressure, as an example I filled up to 1.3 bar and it's dropped to 0.9 bar in 2 months. I've checked all rads and visible pipework and tested the overflow pipe outside and no signs of water. Also there is no sign of staining on the ceilings from leaking pipework. The return valve on the boiler had a leak which I thought was the problem but that's been tighten and no more water is leaking from it. Also during the summer when the heating wasn't being used the boiler didn't seem to lose pressure or if it did it was a minimal amount and didn't need repressurising in 5 months until the heating was used again. Anything I can do without pulling all the floors up looking for a tiny leak?? Cheers

My feeling is it was damaged during pressure washing when it was built 6 years ago...it's little spots on numerous bricks with no sign of major water retention

Thanks for that, so it sounds like even small areas need the brick replacing or turned around.

Hey, is it possible to prevent Bricks with small spots of defacing from becoming worse? They don't look bad enough to warrant replacing but they have either been damaged from construction or from Frost.

So I've been trying to investigate possible sources of this little leak from storm Bella. The only area that looks suspicious is in the attached picture. Do you guys think this could be a big problem area?
