Good evening Gents, Just a quick update on what has been said by the SE I contacted the block and beam supplier in bristol and asked about external use and for a copy of the data sheet.. they informed me that external use for beam and block is fine. The SE originally way over specked the design for the north elevation balcony (in the pic where the brickie is) he wanted 8" steels to carry the block and beam at 2.1m long... wasn't happy with this as it would of meant having a small step from east side to north side... so i decided to change the design.. on the east side we have 4.2 b&b which will sit on the external skin of the house sit on the retaining wall and ive also built a block on flat wall at 4m to carry the load all agreed and happy with the SE... The only thing he wanted was an 8" lintel to carry the last 3 beams.. i will run a dpc tray for the beams sitting on the external skin of the house blockwork for the north facing balcony we have used 6" galvanised i beams which will now carry a timber frame and have composite on top.. we have built to supports into the house which are sitting on padstones.. thank you for the feedback gents

It’s getting there.. we had to move around 1600t to begin with.. went for the concrete retaining wall and pretty happy tbh.. the joists and scaffold come first week of January so all systems go..

Thank you for the replies.. I’ve added another picture.. this span is about 1.5m.. I’m having a galvanised H beam frame being fabricated which will carry the beams from the house. as the first image.. I’m thinking same again as to tie into to the house, the retaining wall will carry the bull of the load plus I’ve dug a footing to build a small wall block on flat to carry the end of the beam.. I’m looking at 4.2m beams.. this will then become only a patio area no storage.. I was thinking of a slurry screed and to bitumen all external parts of the beams before slabbing on top?? the other option is timber and composite decking but I don’t really like this idea? What are your thoughts? I’ll be going to the SE first week of January with my idea

Thank you mr punter.. was a bit of a struggle but we are getting there. It is up to first floor level currently waiting on joists and scaffold after the new year so trying to sort this beam and block idea asap im only looking at using 4.2m beams build another small wall to carry the end of the beams.. the architect seems to think it will be fine but wants me to check with the enginner. I was just thinking of using a cement wash over the top and screed and patio slab on top.. but if anyone has any better ideas I’m open to listen?

Hello all,, just a quick question before I send it off to the enginner, has anybody used beam and block for external use? as you can see by the pictures I have a retaining wall which is set back from the house.. I’m looking to bring a block and beam from the outer skin of the house and sit on a frame/retaining wall and this use this base as our patio screed over the top and then slab.. has anyone used beam and block for external use before? What I was thinking of doing is bitumen all external parts of the beam before cladding of some sort to keep it weather proof any replies would be appreciated

all rectified today, they supplied another barrier and went on top of the slab and everything taped as should be.. the flooding comment was tongue and cheek, basically ive got a liner for a swimming pool on my slab holding water as ffl is 195mm above the finished slab

Hello all, I thought i was on top of everything but i think ive come across an issue.. my slab was poured last week to the spec but ive noticed that the radon barrier has not been taped at the joints coming over the brick work.. so this tells me it has not been taped at all throughout the slab. i wasnt on site to oversee this i can still add a new membrane but that would be over the top of the slab which would be a hassle for flooding but something i might get peace of mind over? what are the thoughts of the self build world on this please

Evening all, and happy 2021 just had the planning permission through for our new self build, the building regs are being put together by the architect but he doesn’t do construction method statements... I’m guessing all are pretty much the same and a national company could do it? would anybody on here have a better idea?

Good afternoon, finally got the green light from planning and looking to get the ball rolling with the mortgage. swansea building society have asked for a list of costings for the build, I’m guessing they do this with all self build mortgages?? how in depth exactly do you ha e to go with this? It means getting prices from certain trades who ain’t necessarily going to get the contract? How in depth do we have to go? I was hoping there was some kind of spread sheet or if someone had a copy of what they have done? If anyone could help that would be fab ??

Good evening all... any help on this matter would be very much appreciated.. I’ve been going through planning for 7 months and finally I thought I could see some light at the end of the tunnel. my application has been pulled twice from the planning agenda but was finally in for committee this week. The major issue is that my old man is a county councillor all declared and above board but has one major thorn in the ass who wants to do everything in his power to trip him up by ruining my application... here we go planning has been approved by the head of planning on both occasions it has been put forward for committee. highways have approved the application with no issues.. conseravation officer has passed the application welsh water has passed the application. my issue is the councillor has demanded a site visit to see his issues. He is saying the entrance is very dangerous and could possibly see a fatality ? it’s a normal residential back street which is very quiet.. so I’m hoping common sense should prevail and should agree with all the professionals who have approved the application.. my question, does anybody know when the regulations changed regarding parking on a self build?? the house has got to be 6m from the highway and I’ve got to have a turning circle where I can drive in and turn round and drive out facing forward which I have plus a double garage and 2 separate parking bays not obstructing the turning circle, so I do tick all the boxes. I would just like to know when this was brought in as a regulation.. instead of just 2 simple parking bays.. sorry for the long write up but I can’t find any info on it. All I want to do is get a shovel in the ground.. please help haha

I’m trying my hardest at the moment to spread the love or muck whatever you wish to call it.. I’ve been quoted around £100 a load 18/20 ton.. it’s not the easiest of build a fair size retaining wall also... well aslong as I ain’t tripped up in council next week.. it’s taken 6months to get this far planning has been a nightmare, down to one neighbour who keeps putting hurdles in the way. im also looking for a small machine about 1:5-2 ton plus a small dumper 1-1;5ton.. any ideas or auctions?

Good afternoon all, well after 6 months of planning and falling out with neighbours... We are nearly there, officers recommendation has come back approved and its in council next Tuesday. This is is my first and hopefully last self build.. So any advice and help will be much appreciated.. Muck away way is going to be the hardest part of the project around about 7/800 ton. Would like to hear from anyone that's been up the they're neck in it.. i pi hope you don't mind me firing some questions all your way Deano
