  1. Well I’ve been quoted 12-18 months by a builder so I’m hoping for somewhere near that. I have the advantage that I’ll be there from 8 till 6 rather than 8 till 4 ish with 3 hrs break for lunch while no body is there.
  2. Hi, I’m posting here to introduce myself. Im a mid 30s agricultural engineer and I’ve Bought cerca 1500c falling down grade 2 listed building, timber frame with brick infil . It’s taken 3 yrs to get the planning through for what we wanted which was a basically an extension over the existing garage and an over roof to retain the old rafters. i decided about two weeks ago to leave my job to perform the task of pretty much top to bottom renovation due to the enormous amount of labour required. It’s a huge project and I’ve built a couple of extensions in the past on my tod so I’m feeling I’m fairly experienced to say the least. The last one was pretty much knock into half the main house and extend another half out. But this is a different beast and I’m going all in to be full time on this one. i wondered if anyone out there has done the same as me. I’ve got a 3 month notice to work and I wondered if there was anyone that might give me any recommendation as to what I should do with VAT etc. is there any benefit of registering anywhere for HMRC as a self builder? probably not as I did read that I’d then be working commercially and not as a self builder, but what are the benefits? I’ve done some checking and there isn’t any way we can claim self build vat relief as it’s already existing and since we have had it for 3 years there’s no way of claiming VAT relief on a listed building as we’d need of completed before the first year of owning to be entitled to claim. The job notice that I need to work will put me at the end of Jan. I’ve plans to turn the barn next to the house in to a make shift workshop and I’ll be able to knock some bricks out and inspect timber before then waiting until March until it’s warm enough for lime bricking back. Anyway that’s the bulk of it. like I said is there anyone out there like me or do you all think I’m totally bonkers. cheers
