  1. Hello, planning to start my new build spring this year. Just getting my self build mortgage together. I originally wanted to approach ecology but there website says they’re only taking SAP rating 88% or above and ours is 80%. My mortgage broker has suggested buildloan.co.uk and is currently getting some figures for me. Ive not heard of buildloan before, has anyone had any experience with them? thanks Ian
  2. Hello. During my barn conversion I realised I needed warranty in place to get a mortgage. I’m now halfway through the conversion with all the construction side complete. Not once since getting the planning have I been asked to get a structural engineering report (steel framed barn conversion). I’ve since got a quote from AHCI for 10 year warranty at the cost of £4350 but my potential lender (Clydesdale bank) don’t recognise their warranty which I thought was odd and sent me a list of who they accept, (selfbuild, NHBC, Protek and a few others). Trying to get a quote from these warranty firms, they insist on a structural engineer report. Can anyone recommended a good company to go with for a quote? The conversion is a 100m2 steel frame barn. kind regards Ian
  3. Hello, Apologies in advance if this has been covered, but I can’t find the answer to my question on the forum. I’m due to start works on my barn conversion in March and have appointed a builder to get the building to a water tight shell. He rightly said as it’s a barn conversion, he’ll charge me 5%vat. If the builder is purchasing the materials for the build, when I come to claim the VAT back, do I need all off his invoices for the materials to claim, or is his invoice for work with 5% vat inc suffice to claim back from HMRC?   4. If it’s a mid position valve (y plan) if there is a heating demand, you should get 230v on the white wire. However If the pump is constantly running but the boiler isn’t firing, you might have an issue with the boiler as the pump runs with a demand.
  5. Thanks for the info and I’ll follow the advice! The barn would cover 500m2 which is way to big so we’re following the fall back process to build a house which will be about 280m2 so it will be smaller than the barn. Thanks again
  6. Hi, I’ve received a quote from an architect to put a full planning application in. I’ve recently been granted class q permitted development on a barn conversion but wish to build a house in its place instead under the fullback procedure. In the quote, the architect said I’m liable to pay about £6000 for the community infrastructure levy. When looking into this, I was under the assumption if you can prove your going to live there once built, your exempt. Also two other friends of mine who selfbuilt said they never paid it but they come under a different council. The council I come under is Mid Devon. Thanks
