  1. Hello Friends post my previous post on the build over agreement for a garage conversion to a en-suite bedroom, wanted your inputs on the insulation for the garage. Attached pictures are of the external wall, what kind of insulation would be cleared by the BCO as I want to explore if I can achieve it with the minimal usage of the floor space. I will be discussing with the BCO tomorrow and want to be prepared to have a conversation. Second point - I am thinking of demolishing the existing porch and create a new one. Have 2 questions on it: I have the planning permission of around 2.5 sq mt, can I go till 3 sq mt and breach the PP As the porch is already built, what would be the insulation requirements and the size of the walls + insulation as I need to make sure if I am going ahead with 2.5 or 3 sq mt, I am not losing space due to new regs and I would then keep it as is. The reason for the new porch is new build and style vs the old one which was created decades back. attached are the pics, happy to share more info pics if need be
  2. Thank you everyone for the guidance. I pushed back and they have confirmed that the build over agreement is not required. My contention was the following in case it helps others: I am not changing the structure of the garage and it’s a conversion and no new build. the sewer is more than 3 mts away from the structure hence it falls outside of the build over agreement prerequisites. Thanks once again and I am relieved !

  5. Thanks. I have the garage door where a new window will come up, that’s the only “extra” I am building. as the sewer is in my property and 3 mts away from the public sewer, does it still apply ?

Hello Everyone I am planning for a garage conversion to a habitable room and my building control provider sent a consultation to Thames water and they reverted that I may need a build over agreement. I have attached my drainage search report (property marked in black) and I notice there is a combined sewer running within the property and which is for my use only. It gets connected to a public sewer which is more than 3M away and I already have a garage which sits on this combined sewer which is getting converted. would I need a agreement in the first place for this conversion ?
  7. Hi I have a Vent Axia Pure with Heater unit installed 2 months back . I have been tracking the energy usage and it is going upto almost £ 1.2 per day, approx 2KW usage in a day. Is this as expected as I was under the impression that the running costs are much much lower? Any way to bring the running costs down ? Any feedback is appreciated
  8. Planning permission was for garage conversion to a room and the porch. I have realised after the permission that there is an opportunity to put the loft also for use which is an afterthought
  9. Hello I have a planning permission for a garage and a porch conversion for my semi. Currently I have a pitched roof on my garage which will stay the same after conversion, and have a decent amount of space in the garage loft for a small room - circled in the picture below. Do I need a planning permission and building regs for converting the garage loft into a small box room once the conversion concludes ? I have been told by my builder its not required as its internal but I want to be on the right side of the law. The stairs to this box room will be from the converted garage
