  1. Yes we don't have a sink. The plan was for a washing machine and tumble dryer.
  2. Hi everyone, We're found ourselves in a bit of a predicament. We have had the garage converted into a utility room and toilet. We originally designed the rooms with extractor fans but the first building inspector said we dont need them because it's only a small room with openable windows. The second building inspector has come round now it's finished and said we need ventilation. This would be annoying to put in as the rooms are complete and decorated. Does anyone know the regs regarding utility rooms? Would it make a difference if we didn't put a tumble dryer in their? (Ps. The room only has a washing machine at present). Thanks in advance, Tom
  3. We have a 3 bed semi, with a gable end. Was planning a master bedroom with ensuite, quotes came back between 55-65k! We're in between portsmouth & southampton so I think quotes will be similar. We didn't go ahead as it was a lot more than we were expecting. I was going to self deliver but I just don't have the time anymore
  4. Interestingly I'm in a very similar position. We've converted the garage to a toilet and office and now we've been toying with the idea of converting the loft. We have converted the garage under permitted development to regs with building control etc and my understanding is that we could do the same with the loft. Have you had any designs for the loft or are you holding fire?
  5. I have bought a flatpack Garden room (Fancy shed) and it comes with floor insulation and roof insulation but not wall insulation. The walls are 42mm thick single skin wood. I'm trying to work out the best way to insulate it. I'm thinking about potentially insualting the outside off the wall as to not lose any internal space. My first thought would be to insulate and then screw battens through into the walls, then fix cladding to the battens. Do I need to consider an air gap, and a breather membrane? Does this sound like the best approach? Thanks in advance.
  6. Yeah agreed, shouldn't need plans for a lowkey job like this. What's the process when they're are no plans? When would BC need to do their first visit? After trenches dug for foundation and services?
  7. I think we'll go with this approach, dig a new foundation and lintel over the services. Can't see why this wouldn't be signed off

  9. Detailed constuction drawings for a Garage conversion? Is that really necessary? I was hoping for a D&B type project.
  10. ceiling is 2520 from slab. Other half of the garage FFL is 155 higher. Cheers
  11. Yeah I am getting that impression. I've submitted our proposal to the local council and they have just come back with the fees associated with BC. Typically when would the BCO visit? Would they come out before the job begins so that we can discuss our proposal? Cheers!
  12. Yeah you're right. I think this is the best option. Just shutter round the services and lintel over. What about the concrete floor? Would you take this up and put a new insulated screed in?
  13. Yes I'm DIY'ing! Interesting to hear! My neighbour laid straight on top of the concrete slab and it was all passed by BCO. I think pouring a new footing is going to be the answer, it's not exactly going to be a huge amount of concrete. Cheers
  14. Good morning all! We are due to begin our garage conversion in the next month or so but wanted to ask the question before we start digging. Bit of background info: The garage is attached to the house and the back half of the garage has been converted (over 10 years ago) to an office and has been knocked through to the main house. The plan is to convert the front half of the garage into a WC/utility area. The foul drain is by the front door so the project will involve digging a new trench for a waste pipe, and also a trench for a water main from the kitchen at the front off the house, round the corner to the garage. My question is, is there likely a foundation below where the garage door was? A few people I have spoke to have loosely mentioned the need to lintel between the two. I didnt give it much thought at the time, but as the project comes closer I'm starting to think about it. I have interpreted what they said as - The foundation won't continue under the garage door (no need for it originally), and we'll need 2 lintels to bridge the gap between the 2 foundations. This could work well as we would then run the services under this lintel. As most garages do, it has a concrete slab. The plan was to put 100mm PIR on top of the slab with 22mm t&g flooring. I'm hoping this will be approved by BC. Ps. Lots of homes on the estate have converted their garage and I can get it done under permitted development. Cheers! Tom
