Hi I’m looking for the diagrams or explanations of how these 2x2 stops are correctly fitted around windows and doors with the dpc membrane around them. A cross section diagram would be handy if possible. NHBC standard would be fine. Timber frame With a 50mm air cavity and 100m block/stone work. any help and advise would be great Thanks

Im still awaiting my solicitors to finalise my first pull down of funds, these solicitors seems to be the most fustrating across the board really, but my broker is very helpfull along with buildloan who have arranged the application etc. nothing gets done fast with solicitors

okay i understand, this is all a bit new to me. so would i need an unvente tank for domestic hot water then a seperate tank for heating? ive been advised that the boiler i would need would be a boiler that makes into the tank. im not sure wether the heating is taken from the tank then or is still supplied from the boiler it self. a basic guide would be good when dealing with Unvented tank systems so i can get my head around it.. thanks

what boiler are you running and what’s the max capacity of that system for supplying hot water for heating and showers etc.

Not sure yet as we’ve not run the main in but Im going to install a 32mm main to the house. Probs a bath and a shower at worst with the uhf on and rads on upstairs middle of winter say.

has anyone got any pictures of setups and tank sizes or what id be needing to facilitate for a 4 bedroom dormer bungalow 1 main bathroom with bath, shower, sink , 2 en suits with showers, 1 downstairs toilet. utility room.. and UFH downstairs throughout on ground floor only which will be supplied from a manifold..and rads up stairs im planning on running boiler and feeds from the basment garage bellow? save on space in the house.. and give me a nice little drying room in the garage

Im a tradesman myself and i do understand the value of the trade and would not under sell my self. Thats correct they do need to account for holidays sick ppe etc i guess the way you price every job is different, maybe a small job higher rate make it worth while, bigger job maybe a more reasonable steady rate? as you can predict there will be steady money for a while. For £17 a meter i do get the best quality from all aspects, if i wasnt i wouldnt be paying it.. and from my point of view as the guy whos paying the bill at the end of the day, its my priority to save as much as i can where i can as im sure you would to if you was in my shoes lol. its just two sides of the fence... The block work meter wasnt the issue really, i was just stating that it will prob drop in the summer time as more work will be available... supply and demand.... its the amount that the stick builders quote for labour was the issue. 17k per plot for two peoples labour.. seems exsessive in my eyes

some mixed reviews on stick built and kit, i guess from alll our quotes this side of the bridge from stick build campared to factory is that stick build labour was in the region of 17 and 15 k per plot, along with at least 25-30k materails. factory made and they meassured base out quoted in the region of 22k for one 30k for the other thats all in too materails, erreection, delivery.. seems to me factory built is the most cost effective and fastest. i agree with keeping local tradesmen in work, and we have used these stick builders before. But i do believe they are taking the mick charging those sort of prices, same as brickies. im currently paying £17 a meter for 6" face block work... come the summer now i bet that will drop as there will be lots of building work around and they wont be able to push those sort of prices.

lol true that john i would imagen a 32mm would be fine, everytime ive seen a burst maain near me theres nothing left of the road so plenty of pressure there hopefully il have a quote back from ultrasafe later on today to compare too Also after speaking to ultra safe the course for assembly of plastic joints isnt a must eithier, just follow there instructions etc.. it just shows that other firms would rather not part from some of there profit

He said hopefully mains pressure would be fine but in worst case he would have to put a booster pump in when tested if there wasnt sufficent pressure from the main32mm gives best chance). i always thought the booster pumps run with a tank but apparently not.

i looked on the goverment web site last night and from there information they even give you a sheet to keep track of your fire system your self so you can log your own records. If you have a pump setup then these pumps are built with a circulaton function ( basically turns a pump over to stop it siezing up) and an alarm to test that everything is tip top etc. so i guess it would be a case of just going into the plant room hit the test button and record the test. i was quoted 1800 for a pump setup if i needed more pressure from a 32mm main, and advised i didnt need a tank if that was the case. but it wouldnt be know until the whole system was in and tested. I believe id be able to get the pump setups cheaper self sourced.

A little up date from last night. I have found this company http://www.ultrasafe.org.uk/selfbuildsprinklers/ who specailse in design and certification and they actually let you install it your self to there specs. Yes i agree when they are demanidng the whole job or nothing i believe its purly down to making money. Im looking at around 2.8 k for mine from a company who will do the lot and the guy said straight away soon as i mentioned self install.. he would have to do it because its a life saving kit.. but as long as your compatant and hes sigining it off surley theres no issue?? .. i wonder how much i can save via these people. they offer you a course, im a compentant fitter as i have served my time as a pipe fitter so i may even be able to aviod the course possibly.

Yea think most banks don’t except retrospectly warrentys, seems maybe best to just get it now and avoid a stinger later.

We’ve been quoted 3 k for one now, is it worth doing now for that price or will it be massive post build.. it’s a dormer bungalow of 380 m2

When our planning permission was granted it stated that we have to have a built in fire sprinkler system.. they brought a new law in which was before our planning permission date.

What happens when people who don’t have a build warranty when they were build then want to sell within 10 yrs.. would this be something that an indemnity policy would cover or would something else be needed???

How is everyone tackling this.. have people been allowed to self install from a certified deisgn packag along with a certified company testing it. Im a Pipefitter by trade so this is something I can do myself, id rather install first and second fix and just let someone design the package and test it, I’d work to there standards.. My thoughts are.. I can save costs by Doing the install my self. To me i would see it as easy money to be made if I was designing a package and just testing it? Hit me with your thoughts??

I may consider a heat recovery system if it has proven worth? What’s people’s thoughts on it and anybody know of any good quoters for the gear? Thanks

From our prices we’ve compared in the last few weeks for two dormer bungalows stick building was more expensive than factory build by a mile.. it seems chippys are hitting heavy on the quotes for site work

with mine i already had the full planning in place for the build, it may be benificail for you to have the full planning in place first so they know its viable i guess.

buildstore are doing mine and have been very helpful along the way
