Thank you all for your quick replies, all very helpful. I did a bit more work and did a test by pouring water into the pipe, the pipe works fine and the water goes to another side of the garden far away from the foundation. So not the issue of the pipe I can see from the pic only the corner is not supported but the other places on the left are well-supported by stones and sand. Still can't understand what is the reason for such a big hole and such a deep hole. Does anyone have an idea? I plan to use concrete to fill the hole, hope this is fine.

Thank you ProDave. I appreciate your quick response. As I replied above, I plan to take up more bricks and see where the rainwater goes. I know I have asked above but also would like to seek your opinion is it something I can do myself or better to find a builder/structure engineer? I like DIY and if is it not too complex I want to fix it myself. I have seen the cricks have cut the bricks, see in the picture, which means the cross-bricks may be not functioning well, do you see any safety concerns?

Thank you, Russell! your answer relaxed a bit my concern but still would like to ask, it is something I can DIY? I am a DIYer but never dealt with this kind of work/foundations. I think the pipe is fine but you are right, I will take up more bricks to see where the rainwater is going, what is the clay connection? Do you think there are any safety issues in short time or do you think it is better to call a structure engineer?

I found a big hole under the conservatory foundation at the corner. It seems the sand has been washed away quite a lot and it is deep (seems about a metre, though it gets narrower at the bottom!). I can also see the brick pavement around is lower in that area than in other areas. Seems there is a thin layer of concrete under the bricks but this part is already suspended since the sand is washed away (still quite shocked it is only sand used for supporting the foundation!) There is a downpipe but I can see a PCV pipe under and the rainwater may go somewhere else, so not sure that is the reason. I doubt it since the hole is very deep and sand should not be washed away anywhere deeper, then where is the sand and foundation? There are some flowers/bushes planted at the corner (facing another side), is it the reason? but the plants are not big. There is a crack on the same face of the wall but it is about 1.5 metres from the hole(can see from the pic), there is no sign inside the room. the conservatory was at least 20 years ago but I have no idea when exactly it was built. Can anyone advise if there are any safety issues? and can I put the concrete inside the hole myself to support the foundation? thanks a lot!

Hi, I have a few slabs to be replaced in my garden. However, I am not sure what is the name of the slab and where I can buy them, can anyone help please? The colour seems red/pink with some black and white dots.

Had a look again today since it rained, seems that there is a small leakage. also, I found these, can anyone help to check if there is anything I should do immediately, since Chrsitmas is coming, is it safe to wait until after Christmas?

thanks for the suggestions, the end part of the rafter attaching with the wall is rotten but can't see it from the picture, I am not sure if we can fix without replacing the roof since the space is quite limited. I will definitely have a look of it when it is raining to check whether it is still leaking but I thought that is not.

I went to the loft and found there is a timber rafter near the chimney that has rotten quite seriously (and the wooden layer under the roof), all others are fine. That should be caused by the chimney and I believe there was a leak but I can see it is not leaking anymore since it is quite dry around (maybe the previous owner has fixed it?), seems it has been there for a long time, do you see any issues in the near future? This may be replaced when I replace the roof but I have no idea whether the roof should be changed soon from the photo, any suggestions? thanks

thanks a lot for your suggestions. There is nothing in the deeds so i assume this is not a problem but the traffic could be an concern. You are right, but this one comes with a very good view I like very much.

can anyone suggest if I can make a hedge around the road? (see the blue line). The blue line is the boundary. Outside the blue line a pedestrian road and then a public road, i.e., not shared with a neighbour. I searched online said there is no permission needed but still would like to check. Can I also remove the brick wall, which will be inside the hedge. this will give bigger garden at the side of the house since the real garden is small due to the extension Also, the land within the blue line is not flat, which can be seen from the second pic. If I want to level it, maybe not entirely flat but with a reasonably small angle of slope, is it a reasonable project? is permission needed from the council? anyone could estimate the cost? thanks

I plan to buy a property but it is small, if I can do the dormer loft conversion on the first floor, it can add space and bedroom/bathrooms. However, I am not sure whether is is practical since it is very important for me to decide buying the house. The plan is on the right-hand side on the second floor, two smaller dormers can be added due to the stairs. On the left-hand side, a full-length bigger dormer can be added. The upside can be split into two smaller bedrooms, and on the bottom side a big bedroom with an ensuite bathroom can be built. I may even can add a bathroom in between (the landing area). I would like to know how difficult to get permission from the council to do the project. The right-hand side is a meadow so there should be no objection, the left side faces a small window of the neighbour and I assume it is a bathroom or the stairs. I saw there are some similar extensions done in this area but might be many years ago. Any one can suggest how much it might cost? and how long it will take to complete. thank you
