  7. Thanks for the response. The drawing I seen included a measurement to floor level finish so it wouldn’t be that. From my novice research since posting question, would it be the measurements off a pre determined datum that an engineer provides??
  8. Hello all, You know on the drawings that get given to the contractor for construction, well on those drawings theres “icons” that might indicate FFL +2.72 & Eaves Level 7.90. I take it that means that’s the height that the builder has to work to is it? But where is this measurement taken from? Like where do you measure up 2.72 from? The foundation?
  9. Hello all, I asked this question in another forum earlier but I thought I would put here as well for more opinions. Apologies to mods for double post if it is an issue. In anyway, If your batting out a wall with 2’ x 2’ should you also have a strip of DPC behind them? Or if the wall is sealed first with a coat of sand and cement would that do rather than the DPC? Or is it totally decided by designers?
  10. Thanks Nod. Is there ever a reason why DPC would not be used? I pass by two different house renovation jobs on my way to work and they’re surprisingly at similar stages. One project has DPC behind timber battens the other doesn’t.

  13. tanks for the response. Completely forgot about planning 🙈 not sure if I need to worry about building regs here in ireland. Builder looks after that with with sign off from designer (i think)
  14. I’m fascinated with how extensions and works of that nature get done. Next year, or perhaps 2026, weeks will be extending our house with a rear extension. I would love to manage this myself but I don’t think I would be able to. I am curious about the order in which these works are done. Would the below layout be somewhat close? 1. Secure the services of a designer / architect 2. Approach builders with drawings etc to allow them price it. 3. They go to their surveyors etc to get it costed and plan the work if they do get it i.e - checking their tradesmen are available etc. 4. Builders come back with their prices 5. We review 6. Builder selected 7. Would there be contracts? If so, who draws them up?? 8. Start date given 9. Work starts 10. Work finishes ON TIME & BUDGET and we all live happily ever after 😂 What have I missed? Left out? As always - input appreciated.
  15. Hello all my aunt has a really old tiled bathroom that she wishes to renovate on a budget. The tiles just above the bath rub are dark red for about 6 rows hight then the tiles become an off white colour. could these tiles be all painted white with tile paint? Even the dark red ones? is tile paint any use? i was also thinking of regrouting them aswell. How difficult is this to do? Would you recommend? Or would fresh tile paint brighten groutting up as well as tiles?
  16. Hi all, my friend built a kind of lean to using timber and roofed it with perspex during lockdown. He didn’t lap the sheets of perspex and butted them up to each other, and sealed with silicone. It has started to leak. can perspex sheets be welded together to create a seal? Would this be cost effective? thanks

  19. If building an extension and a man hole is in the middle of the proposed new floor or new wall being built, how does it get moved? Would there be any other waste services buried underground that may not be visible? Is it a big job? Would a specialist need to do it? Or could a competent builder manage it?
  20. Thanks Hugo. What are DAC and FSC drawings? Would I be correct in saying all new work carried out needs to adhere to the building regs / TGD’s? If someone was getting a loft conversion or an extension added on to an existing building, does the builder stick to the TGDs? If it were my house, how would I check what they’re doing meets the building regs criteria?
  21. Hi all, Is there anyone familiar with Irish Building Regs? If so, would I be correct in saying that if you follow the TGD’s, by default you adhere to the building regs? Whos job is it to check that the work is being done as per TGD’s? Architect? Or the tradespeople? If you were unsure of the TGDs are, is online the only place to find them? Thanks

  23. Hi all, In Ireland, in housing construction, why are some 4 inch blocks on the flat laid in single rows / courses and then other walls have double rows? Thanks.
