  2. Stumbled across the plans for this development today (I have no association with the owners). A new little village inside the grounds of a traditional estate. I have never seen this quality of architecture for a large-ish development. I have attached the design statement for anyone that is interested.   3. @newhome The very light creamy pink would be bearable..... Ultramods the name of a car website a friend and I had 13 years ago. Build cost based with me as PM and sub contractors, excluding professional fees, garden and plot is £331k. spec is: Timber windows and doors u-value around 0.11 - 0.15 UFH ground floor high quality kitchen and wet rooms cantilevered stairs porcelain tiles to majority of floors Gas boiler for DHW MVHR Garage is now also going to be 'habitable' space, to be used as home gym. Cold roof with attic trusses allowing loft space to be developed into a few more rooms at a later date if required.

  5. Yeah the 2nd house should go up in half the time . The site was scraped and cleared last week by the person we bought the plot from. We are applying for building warrant this week and waiting for the mortgage to be approved in the next few weeks (hopefully). Looking to start around July/August
  6. Unfortunately that would blow the budget, the granite (supply only) is around 130 per sqm

  9. Yes the cream houses are in the conservation area. I like the pink granite too, just not keen on the pink render.
  10. In the development there are: 98 new cream Houses 17 new pink Houses 16 old pink buildings I will be putting this in the new planning application that we present to the council to ask that we can use cream render.

  12. Thanks. In our first unsuccessful application the house was white and the planners said that there was no chance that the house could be white or grey, even although they said it could be an individual design compared to all the other buildings, they said the house had to be either cream or pink as that's what the current buildings are a mix of. When we submitted our second application with the revised design. they then said that the house had to be pink because it's in the "heart" of the conservation area and will be one of the most prominent houses. They are saying pink over cream because it's between two of the old pink granite buildings. I then asked if we could go ultra modern and use zinc, the planners said yes. We came back with various combinations of zinc roof, walls and white render. But again they wanted pink render, so we abandoned the zinc idea as it would have looked ridiculous with zinc and pink render. I would say 85-90% of the new house are cream and 10-15% pink. So tonight I am colouring in all the houses on a site plan, so show the planners just how few pink houses there are in a hope that they will let us use cream.
  13. @newhome There is a mix of large houses (similar to the photo above), restored hospital buildings and the rest of the houses are standard developer houses.
  14. @newhome 50% of the old buildings have been converted into flats. The cottage next to our plot is going to be refurbished as a house. The hall across from our plot is going to be the community hall. The pink round the bay window is actually stone (maybe faux), not render, but yes it isn't nice.
  15. I think as long as the render has a pink hue it will be fine, like the render below (this house is just round the corner from our plot).

  17. @dudda the house in the grounds of an old hospital which is now a conservation area. All the old hospital buildings are pink granite

The current colour scheme for the exterior of the house is: Render: pink (planners have said it has to be pink) Granite: dark pink Windows and doors: RAL 7016 Eaves + Soffits: RAL 7016 House Timber Cladding (Between ground floor and first floor windows): RAL 7016 Garage Timber Cladding: Black Guttering: RAL 7016 I have been wondering if: all woodwork and guttering should be either black or RAL7016 garage is cladding is black should the garage windows, doors and soffits etc be black as well What do you artistic bunch think?

  21. if you are using 40mm concrete meshmen then the pipes on top of the mesh is 70mm deep enough, approx 14 mm of concrete on top of the pipes
  22. @Tin Soldier Thanks. I am wondering if I should look at doing the insulation and UFH myself as well. Will need to get a further breakdown from the builder to see what he would be charging for this part.
  23. Thanks @Tin Soldier. So did you still use screed instead of concrete or is that a typo? What did you use to hold the mesh halfway before the screed/concrete was poured?
  24. @PeterW when you say ground bearing slab are you meaning having no strip foundations? I have attached the current plans for the foundations. 565-15 Foundation and sections.pdf
  25. Size 10 the ground floor is 145 sqm internal floor space and the garage is 36 sqm internal floor space
