Thanks Alan & Prodave, the tenants messaged me midday on a saturday to say the boiler wasn't working, not the best time to find someone. I contacted the agents whom found an engineer whom visited sunday am. His report & bill to agents merely says boiler re-pressurised and radiators bled. I will see if my gas check engineer whom wasn't available on the weekend can bring the gas check forward from march. Thankyou.

Hello, a tenant's Ideal combi 30 boiler lost pressure and shut down. An engineer re-pressurised the system, however now the pressure gauge is flickering around 1.5 bar and the tenants say the pipework occasionally becomes very noisy before quieting again. I have bled the radiators, only 1 radiator had a tiny bit of air, no change. Any suggestions gratefully received, thankyou.

Thanks for all your advice and suggestions. Returned to the tenants today to do some painting, took along a new switch, in case, but wasn't required, as when i re-inserted the bulb it no longer glowed, on & off fine. No idea why but i have learnt a bit researching all possible reasons for lights glowing !

Hello, tenant's landing light stays glowing when either landing switch turned off or the switch at the bottom of the stairs turned off. When i trip the circuit breaker the light goes off. Possible the tenant had the light on all day and taking time for the LED bulb to discharge when switched off ? Any suggestions welcome please, thankyou.

Hi ProDave, sorry don't know how long it hadn't worked for sure as the tenant reported it not working so i put in same brand (can't be sure if old extractor was a gold type), Whether timer or no timer why does it keep running please ? 2 pics, extractor wiring pic & light socket pic. Hello, when i pull the light cord the extractor fan with adjustable timer runs continuously. To stop the fan i have to pull the isolator cord. Please could anyone suggest if it's the light switch or isolator switch likely to be wired wrong ? The attached picture is of the isolator wiring. Thankyou, Robert.
