  1. I am not a self builder by any stretch of imagination. I only commissioned a self build and project manged everything. So BH was my go to for any references and knowledge. The wide range of topics and discussions are quite useful to get a basic understanding of the build process. I found that quite useful to have the background knowledge to deal with the different trades I had used. In terms of the Build itself, it took approximately 12 months from spade in ground to moving in. Considering the size and complexity of the project, I am quite pleased with the time scales. In terms of lessons learnt: 1 Time and money will always be more than you plan. CONTINGENCY is key. 2. Always have a Plan B and C 3. Adaptability and flexibility as when problems arise. Dont be too rigid. 4. There is no or very little point in getting angry or upset with your trades and workers. 5. Maintain a healthy working relationship and make your point in a firm and calm manner. 6. Find someone -either family or friends or even strangers in forums like this to have a chat or outlet. I think this aspect is really critical to stay sane during the build process. 7. Plan for paperwork and certification right from the beginning. This is something I wish I had planned from the outset to avoid unnecessary delays in getting the sign off. 8. As someone with very little experience, I had to use an architect for consulting through out the build process. I found this really helpful. 9. The whole process is really stressful, especially during the bad days. So its important to think of the end product but also look backward to see how far you have progressed in the journey! 10. Remember to keep smiling and enjoy the journey.

  3. I am looking at approx 2400-2500 per m2 to finish... that's if no more surprises! 200k to finish a build your size would be phenomenal.

  5. Hi All I have been looking at ASHP and DHW for my self build. I have attached a quote from a specialist supplier. This is supply only. I am going for a MBC passive standard and hope to achieve excellent air tightness and u values. MBC will also lay the UFH pipes for GF. I was not planning on any UFH for FF. The quote insists on UFH for both GF and FF. To be eligible for the BUS grant. My questions are 1. Is this quote reasonable? 2. Have they got the ASHP capacity right? 3. Is RIELLO a good brand 4.   8. The trench is on a neighbouring farmers land on way leave and specifies minimum trench depth of 1.2m. Also it needs to made good for the former afterwards to prevent any crop loss. The tricky bit would be the trench and main road junction and connecting to the mains water and electricity outlets!
  9. Hi All Received this quote to dig a trench for all the utilities to service the plot from the main road/supply points. Is this reasonable.   11. maybe I wasn't clear earlier. i have used a QS to get an estimate of the build costs already and in the process of getting quotes for the roof once the design detail is finalised. Specifically i was asking how you arrived at that figure of extra £250 k just for the mono pitch roof design as compared to a standard roof. So its your gut 😀

  13. I knew it'll add extra cost but didn't realise it would be this much. Can you let me know if there is an objective way to calculate the costs. I am working on 2000-2400/m2 as over all build costs. Thinking of MBC high performance timber frame as the first option.
