The application is already in place. If they reject us, we will appeal to the planning inspectorate.My question is if we gets rejected by the inspectorate are we able to submit a new application in future ?

So you are saying it’s very unlikely to get permission? My question is: why is the planning officer supporting the application if it’s unsafe and there's not enough space to turn the car?

I really appreciate your time and effort for watching the whole video. So I am thinking of applying for dropped kerb first and see if it gets approved or not, is that what you are also suggesting? Someone also mentioned here that to do highway consultation and submit the report .

No, please look at the screen shot here; the proposed access is marked blue where we proposed to remove the fence panel to enter our garden. There is definitely the whole length of the house and the rest of the garden space to reach the entrance of Nelson Road, so it should be over 10 metres long. sorry if I understand something wrong here.

Please have a look if you have time from 3:06:30 onwards. They were even saying the planning department came to a conclusion without proper study. how I can find a traffic consultant? Am I able to hire them and submit the report ? Sorry if my questions are silly

Because of all the raised hands for deferral, the planning officer agreed to go with it. For me, it sounds like there's no hope. The sad thing is, I am sure that the neighbours convinced a few of the councillors that they were living nearer, and these neighbours have been living here for a few years. We just moved in here last year.

Please read my update regarding the committee meeting. I didn’t even get one word of support from any of the counsellors. I am pretty sure that they didn’t consider any of the points we made or the planning officers support. They were all supporting the objecting neighbours. Four councillors attended the meeting and were friends with the neighbours. As I have seen, they were talking and shaking hands before the meeting and also discussing during the break time.

I just finished the meeting, and it didn’t go very well. Three Objectors (neighbours) speak against the application. Four counsellors also object to the application; I can see they’re friends, and they were shaking hands and having discussions with the neighbours before the meeting. They all objected to the rear parking space and said it needed to be accessed by the council to determine the visibility of the road While turning into the parking space. They said the application was deferred. I don’t know what to do now, and my mind is completely blank. We feel like we've been isolated and cornered. What do you guys suggest? I think I need to go for appeal, don't I? According to the planning officer's report, they were supporting the application, so is there any chance to go to court with that report from the planning department without going for further assessments suggested by the councillors?

They said only 2 minutes of speech, not 3 minutes. It may be different, depending on the council. She has already written it down on a piece of paper and started practicing

Hi, yes, there was a condition in the original planning permission when the house was built. The report from the planning officer is positive, but I am still worried about what will happen in the committee meeting.

Thanks, Joe, for taking your time to reply to me and go through the comments. I am hoping for the best, but I never know what’s on the minds of the committee members. If they will go through the report submitted by the planning department, then there is a chance. I hope the committee also has a valid reason for refusing the application, isn't it? I will update how the committee went on. Myself and my wife are going to attend the committee meeting.

Hi all, I am sorry that I have posted about the issues regarding my garage conversion a few times. I am a bit paranoid at the moment because the planning committee meeting is on August 1st, and I don’t know what’s going to happen because There are over 22 objections from 15 houses to removing my back fence to park my car. Actually, the main application is for Garrage conversion, and the removal of the fence is also included with the application. I was supposed to get the decision by May, and it’s been delayed due to all these objections. I have a few questions regarding the application. If someone could help me, 1) The planning department is 100% supporting our application, but still, there is a chance for the committee members to reject the application, isn't there? 2) Even if everything is favourable, on what basis can the committee members reject the application? The highway authority also doesn’t have any safety concerns about the proposal, but the neighbours are pointing out that it’s not safe to park the car in the back garden due to a lack of space to turn the car. If the committee rejects the application and I go for an appeal, who will decide the planning application a second time? I hope all the decisions will be based on planning grounds. My agent spoke with the planning officer and he said this might go for planning committee due to large number of objections received. Our agent advised me to withdraw the application and go for the approval for the Garrage only. May be we can submit a new application for just the parking in the backyard later on. The planning officer said he will get back to us before this weekend . I really don't have any idea how this planning committee works. I have noticed two houses on other road took parking access through the road where I live, so I hope I can point out that as well to the council.

I don’t know what will happen in my case. However, every objection came in after the deadline. The planning officer suggested that a planning committee might not be necessary, but I've heard that they will take objections into account if they are received before granting planning permission. Why the standard consultation date is listed as May 16, 2023, when the standard neighbour consultation expired on April 6, 2023, is a mystery to me. Are you aware of the distinction between these two standard consultation and neighbour consultation.My agent responded that no date had been requested or agreed for an extension when I questioned him about it.
