keen to follow this thread as in the same part of the process @IanP waiting for some prices to see if I need to rethink construction method. -
@Russell griffiths yes i had wondered about this - might need someone to assist with that i.e. someone with a machine that could lift the pole & a means to bore the hole for it. i'm sure the cost would be considerably less than involving openreah & it probably one of my preferred routes. i need to measure the span from the official pole to their house as from research i see online something around 65 or 68m is the max span (this has been increased to 85 but not sure why or what regs are around that. i can then take the options to next door to either move the post at their cost or a split cost - or simply remove it & let the cable hang a bit further (as long as it doesnt then give me height issues)

i was aware there were poles but they were privately installed for historic electric & therefore owned by me & why i'm removing them & the old cables. there is only 1 pole that seems to have been hijacked by BT without permission - an easy one to miss. it's not their pole & there's no contract or any kind in place for them to use it so it would not have come up in conveyancing surely?

I havent gone into chapter & verse on original post but we need to put in a new entrance as part of planning, they prefer the entrance further away from them which means pole is in the way, but moving it using official routes as per my OP seems pricey & I think they are expecting us to cover the costs which we wont be if its £390 just to get a cost for something that technically shouldn't be there. (they don't know that bit yet that's from my reserach) We have been talking to them but trying to get the correct info before I go back to them with some options

@Carrerahill i had read some stuff about this. I think it's 28 day notice. Pasted below from another forum someone had done similar. "we are now demanding that you remove your installed line equipment from our land within 28 days of receipt of this letter, as detailed under Paragraph 21 of The Telecommunications Code, Schedule 2, Paragraph 2 of the Telecommunications Act 1984, as amended by the Communications Act 2003 (The Code)." SSE were brilliant checking the poles weren't theirs or used in any way & came out for free to check it all out - super helpful - Openreach by contrast are useless. Obvs I need to try keep neighbour relations ok but equally i'm already dealing with a water pipe of theirs in our land that shouldn't be here

thanks @crooksey - interesting thought on the net gain side. rain water harvesting/storage is also in the planning app. I am using a private BCO we have sandy soil. ive got one more perc test to run but circa 1.5hrs to drain the 150mm across all holes at all times (soil is very consistent & undisturbed) I did wonder about infiltration tunnels as takes up way less space. Ive been trying to get a few drains install people in to advise & look at it but they all just want to be told what to do & aren't interested in solving the problem or being creative with the solution

I have an interesting situation. Historically the farmer who owned our plot erected private poles to carry electric overhead to a barn in what is now our land. these cables are not used any more & are due to be removed. Openreach have hung a line serving our neighbour only on this pole which is within our land & there is no written permission or wayleave in place for it. It is a private pole not owned by SSEN or Openreach. It is the last pole before serving the neighbours house. The pole prior to the one in question IS an Openreach pole only containing this line. It seems clear to me that when completing the installation they took the view that just chuck it on there, no-one will mind as it saves erecting another pole. Maybe they had verbal permission but there is nothing in writing. I wish to have the cable removed as I wish to take down the pole but they are saying they need a £390 survey fee & then chargeable work to put up a new pole (or alternative solution) & that they don't need written permission to use that pole. Does anyone know the legal rights around this? Where I should look or what I should quote to force them to pay for the relocation of the cable off the private pole? I don't think the neighbours will want to pay what could amount to a good couple if thousand to move it.

LOL Basically I have to implement the biodiversity plan in full as a condition of planning- the pond was in that. It takes all rain water from roof, the back face goes via storage & overflow onto the pond. In bio plan it stated min 50m2 with native planting Have had similar experience of BCO's in England.

Why make a drainage field & a pond if you can just make one thing (the pond). Less time / Less money / Less space / Less mess. I'll do some perc tests, but more than an hours work if you go to correct depths but I get the point, might as well have that info. 👍 The sewage won't be but the outlet water would. If that's good enough for a river it's good enough for a pond? Or is there another issue you're thinking?

My planning has a stipulation in wildlife mitigation to build an inundation pond to take some rainwater from one roof face & excess from other face (majority to be held in storage tank). We will need to have treatment plant to handle sewerage waste as no mains here. There is no water course to discharge to My thinking was to discharge to the inundation pond rather than a drainage field for 2 reasons. 1. The pond needs to be build anyway & needs to be in the low point of the plot (where the barn is) & will be about spot on in terms of distances from boundary/building etc 2. The drainage field would need to be built uphill if we did one due to constraints in space & why have two things doing a similar job I have asked about & the response is generally "you cant do it" BUT if I read the guidance it reads to me that you can: #rule 21 https://www.gov.uk/guidance/general-binding-rules-small-sewage-discharge-to-a-surface-water In my head the pond is NOT lined so does not meet all of the following. It is in effect a big open drainage field. Does anyone agree or have experience? Will I need to still do Percolation tests if it's usable? (planning stipulates approx 50m2 pond) ================================ You cannot meet the general binding rules if you have a new discharge to an enclosed lake or pond. This means a lake or pond in which all of the following apply: it contains water throughout the year, other than in extreme weather conditions it does not have an outfall that connects it to a watercourse, or has an outfall that only discharges in extreme weather conditions it is sealed or lined to prevent water draining into the ground or soaking into the surrounding soil You do not need a permit to discharge to an enclosed lake or pond. But you must use appropriate pollution prevention measures to make sure your discharge does not cause pollution.

Hi all, Looking forward to getting some top tips from those that have been here already. Starting the journey to turn this old cow shed into something a little more habitable. Two areas I'll be after some advice on right away are PSTP & out letting of discharge & also starting to understand Solar in a bit more detail to get specs right. Current outline spec is SIP build / Air source underfloor / Solar / Batteries / MVHR - starting building regs & SAP side now. Have done loads of renovations before but not a ground up build using any of the new 'renewable' tech. We have to retain the original concrete frame for the central section but the rest is from scratch.
