  1. Good evening all, I thought I would get everybody’s view on lifting trusses. We are building a bungalow and are looking at ordering the roof trusses. We were wondering if we need a crane to lift the trusses in place or if we could lift them in place by hand. The site has some trees close by and limited access so maybe problematic using a crane. We are also not sure what would be the cost of using a crane. The trusses are room in roof trusses and measure 9.3m long and 3.8m high and weigh 116kg each. We were thinking maybe 4 or 5 people could lift them into place if we don't use the crane. I would appreciate your views. Many Thanks

Hi All, We are looking for some advice regarding the SAP calculations (part L), overheating calculations (part O) and Water efficiency calculations (part G) that our building control have asked us to provide. This is our first time building a new house and we are building a 2-bed adapted bungalow for my disabled wife in Lancashire. We had our building regs plans drawn up in May 2022 and the plans state a 100mm full fill cavity with Drytherm and we are thinking of changing the block and beam floor for the Litecast EPS floor system, so we are not sure if the plans are good enough to submit for SAP calculations. We have been delayed from stating due to the local authority discharging planning conditions and then requiring ground gas monitoring which took 3 months to complete. We can’t find on the net any criteria that is needed to get a pass on the SAP calculation so we don’t know if we will need to have new drawings done and whether we will have to plan to have solar and/or ground source heat pump installed. We don’t want to install a lot of unnecessary additions to the house just for the sake of passing the new conditions for building regs. We would appreciate any advice or recommendations to navigate through this minefield of building regs. Many Thanks

  5. Good evening all, I am looking for some recommendations for piling contractors in the Bolton, Manchester area. It is to install piles and ring beam on a new build property.
  6. Hi Duncan, Not settled on anybody yet to undertake the new surface and foul water connections. We have been in contact with 3 companies and only one of them has quoted for the work but at 23k!!! I don’t think they wanted to do the work. United Utilities have a two-part evaluation process where the homeowner completes part one and the contractor completes part two, this is all has to be done before they will let the work be carried out on their network. We will carry on looking for someone to carry out the work as we can’t do the work ourselves. Thanks Andy
  7. Hi, Does anybody have any recommendations or experiences of companies in the northwest that could install a new surface and foul water connection onto the United Utilities network? We have passed the part 1 of the United Utilities process, we now need someone to dig the road up and connect to the main sewers.
