  1. Watching this one closely mate because I'm in a very similar situation - your house is a little older than mine, but the roof space looks near identical.

It's nearly 100 (1920s house) years of torching so I guess it can't be *that* bad otherwise the loft space would be full and there'd be no torching left but yes, I do need to get it done and will do within the next 5-7 years. For now though, we can't afford a full replacement, but definitely need to have it insulated - so would boards be the best option?
  3. I am moving into a place where the (felt-less) roof is old and the torching is old and brittle. I want to install new insulation to meet regulations (270mm) but with torching falling all the time, I don't want my snazzy new insulation to become a haven for cement. What is the best option here, should I get loft boards installed on stilts?
  4. Quick question: How susceptible am I to nests/pests etc with the roof in the current state? That's another obvious consideration for me. Even if I patch up the missing hip tiles, I'm guessing rodents can still get in wherever I can see daylight...

  7. Hi @ProDave - thanks for your response! Yes we don't mind minor-medium level repairs and upgrades etc. And yes, insulation, EPC, ongoing heating costs are all a part of our thought process. That's just the thing in fact, we didn't really factor in major roof repairs ON TOP of the insulation/EPC changes we'd planned on making, until we saw the survey. That has added a potentially extra financial layer.
  8. @redbeard You're correct, 1920s exactly. 15-20 years lifespan is fine. Does that mean leaving it completely alone or does that include repairs (i.e. re-add missing hip/ridge tiles, repointing etc)?
  9. Potential house purchase here. The vendors don't think there's any issue but one surveyor and several professional roofers seem to think there is (photographic evidence included). If there IS an issue, do we think a complete overhauling is required or could I get away with repairs?
