Hi Does anyone know how strict councils are for sound reports for new builds. I have built a house next to a relatively busy road. The sound report says I am about 10% over the set levels. The house is well insulated with acoustic windows. Potentially the trickle vents could be an issue, but am reluctant to retrofit if Councils do apply some commonsense. Any experience with my current predicament would be appreciated.

Hi I am at the end of a build, and it looks like the electrical charge point has not been installed yet. I have two parking spaces, by law, am I required to have one? Is the lack of one going to put off new buyers? Any advice appreciated

Hi I am based in Hertfordshire, and am coming towards the end of my build. I am getting close to getting my utilities installed. Will need gas, electric, water and broadband I believe. How much do you estimate all this should cost to install?

Hi Coming towards the end of a build, but the property is yet to be registered with the Royal Mail. Want to insure the property, but as property not formally registered, seems difficult to insure. Gallaghers did not offer to insure. Any advice appreciated. Cheers

Hi did you get any luck with RICS. I am considering complaining about a company of surveyors, just trying to determine if it is worth the hassle.

Hi Andy I am also having issues with them. Would I be able to speak to you about them. They are completely incompetent and are trying to charge me for additional visits. I am thinking of reporting them to RICS. Why do Buildzone instruct such incompetent surveyors?

Hi I am currently building a new build chalet bungalow in Hertfordshire. Even with the current economic climate, the property is being built in an area with high buyer demand next to good schools. I am keen to sell the property myself and have considered using a service such as 99 Homes to get the property on property portals. Has anyone else used such a company before and how did you find them. Advice appreciated. IM

Hi When these are delivered, is it industry standard for the supplier to also help load these onto the new build? Had a delivery with driver refusing to load on the roof trusses. This after a month delay in delivery. Means I will have to hire a crane. As you can imagine I am very disappointed with the lack of service. Any advice appreciated. Cheers

Hi Jilly Yes I have, but I haven't started the build yet. I am being led by my architect, but communication at times has been poor. Hence me doing some digging.

Hi I have been told that I need to carry out a Preliminary Desktop Study on my site prior to starting the build. I am based in Hertfordshire, is there a company that you would recommend for this service ? My architect says that the fee will be around £900. Thanks IM
