  1. Hi, I could indeed do that but from what I’m learning engaging a builder to manage the whole project would be really expensive. I will be using an architect for full pp and to manage the building regs. My my understanding is that £1200/m2 is on the low side. I’m being told to expect £1500/m2.

  3. Hi guys I’m looking to begin pulling together my estimate for my self build. I have a budget of £300k for the build which I’m hoping will go towards a 250 m2 house - maybe a lot to ask but that’s the aim. I intend to PM the project myself, I will engage the builders, plumbers etc separately to save cost. I was wondering if any of you have any estimate exemplars you wouldn’t mind sharing? I know the basics but it would be great to see the detailed estimates which you’ve all put together.   4. Hi guys I’m meeting a proposed architect today for the first time. Really simple request; what should I ask him? i am looking to build a 200m2 four bed house on my 780 m2 plot. The plot will be supplied with OPP and all services. The things I’ve got in mind for my meeting are: - Present my first design draft. - Discuss cost for the build to ensure I’m planning the correct size build. - Discuss how best to utilise the view, sun etc. Thanks in advance

  7. Hi guys I have a really (probably) simple question; do I require a self build mortgage if I intend to pay cash for the plot and circa 30% of the build cots? I would require an amount of money to complete the build, but does this have to be a self build mortgage? Thanks in advance J

  10. Thanks for all the replies guys. As I said this is the something I knocked together over my lunch at work. I intend to engage many architects to gauge their respective experiences and expertise. The house I have a vision for will be 200m2 over two floors. The main driver for this property is to provide sea views with large open plan kitchen/diner with the same dimensions for the living room on the first floor. Ive got a long way to go I appreciate that. But thanks for all the great positive comments nonetheless. I can already tell this social community is going to provide much needed help and inspiration.   11. That shows how naive I am, I always thought to work out the m2 it was simply the length x width. Therefore 10x20 = 200m2
  12. Hi Jack, yes these are very early Visio sketches. I need to find some more suitable software i think. My intention is to have a 20x10m rectangular house with separate garage. Whats wrong with the basis premise of the utility and storage? Thanks for advise that's great.
  13. Thanks for the advice. The plot is 750m2, I intend the house to be 10x20 = 200m2, almost total rectangle, with separate garage. There is a requirement for the front (kitchen) to face the view of the west coast, which is the main reason we bought the plot, great views.

  15. Hi all Very first draft of my proposed house below. Very little definition has gone into it (as you can see), but the fundamentals to how we want the house are there. I am aiming for a size of 200m2, over two floors but with usable loft space. Any comments and critiques welcome.
