In the past I've carried out minor developments (very small extensions) using building notices and no formal plans, where my builder has done some of the work and I have done the rest. Under the new BSA regime what is the forums thoughts on how BC will treat a building notice without BC plans? Will the interim inspections and sign off be the same? Or is the building notice option going to become obsolete?

My last IWI stint was just into the new 'regime'. I was client, PD and PC. It was well within my sphere of experience, but it has made me think re more 'complicated' jobs. Not so much will I need dwgs, but will I be able to 'prove' the 'skills and competencies' (or whatever the wording is) to the 'powers that be'. I have no doubt that I have them (all this is stuff I have done many times for myself and others), but will 'the system' be satisfied?

Building notices still exist and even under the "old" system BC could ask for specific drawings if they needed then to understand a specific issue although that was rarely done. For domestic work the client can be both designer and contractor (Reg11D (5)). Realistically I can't see BC being awkward for small domestic projects. They may ask a bit more if you were building a house. Even then a brief "CV" of previous projects should be sufficient but then you really shouldn't be building a house on a notice these days, keep it for simple straightforward jobs.
