mr rusty Posted yesterday at 12:44 Posted yesterday at 12:44 In the past I've carried out minor developments (very small extensions) using building notices and no formal plans, where my builder has done some of the work and I have done the rest. Under the new BSA regime what is the forums thoughts on how BC will treat a building notice without BC plans? Will the interim inspections and sign off be the same? Or is the building notice option going to become obsolete?
Redbeard Posted yesterday at 13:11 Posted yesterday at 13:11 My last IWI stint was just into the new 'regime'. I was client, PD and PC. It was well within my sphere of experience, but it has made me think re more 'complicated' jobs. Not so much will I need dwgs, but will I be able to 'prove' the 'skills and competencies' (or whatever the wording is) to the 'powers that be'. I have no doubt that I have them (all this is stuff I have done many times for myself and others), but will 'the system' be satisfied?
kandgmitchell Posted yesterday at 17:16 Posted yesterday at 17:16 Building notices still exist and even under the "old" system BC could ask for specific drawings if they needed then to understand a specific issue although that was rarely done. For domestic work the client can be both designer and contractor (Reg11D (5)). Realistically I can't see BC being awkward for small domestic projects. They may ask a bit more if you were building a house. Even then a brief "CV" of previous projects should be sufficient but then you really shouldn't be building a house on a notice these days, keep it for simple straightforward jobs. 1
