Hello all,

 

We’re due to start our first new build next month! Looking forward to embarking on this journey alongside others on this forum. Build is traditional masonry construction with good levels of insulation and air tightness planned, ASHP, MVHR, solar PV. Design SAP 93 (A). Main contractor to watertight at least. 
 

It’s funded by an arrears self build mortgage with first release based on the value of the ‘plot’ after bungalow knock-down. The next stages are: 

 

Stage 1: Completion of foundations 

Stage 2: Completion of wall plate level 

Stage 3: Completion of wind and watertight level 

Stage 4: Completion of first fix, external rendering and plastering 

Stage 5: Completion of the property 

 

Building Society will provide up to 70% of the value at each of the stages. 

We are trying to forecast our cash flow through the project and hence would really like to know what the typical value of a house is at these various stages, in terms of percentage of final value! Can anyone help, even with indications? Thanks.
