I'm Steve, and I'm here because I know that I need all the advice I can get about building projects. My plan is to convert a 300m^2 house in Hertfordshire, which I'm hoping to convert into six flats. I have submitted my planning application, but I know that even if I clear this hurdle, I will have a lot more to clear before the project is finished. My concern is to keep the overall cost under control, while ensuring that the finished units are comfortable and attractive and cheap to keep warm, but not too hot in summer. I am hoping to not have to obtain development finance, but I want to be in a position that if I do need a small amount to finish the project I can get it quickly, without paying a credit-card interest rate. I am particularly interested in the options for insulating the property cheaply, and want to understand the pitfalls of using external wall insulation. The property dates from the Victorian era and has solid walls, some of which are rendered. Apologies if this is the wrong way to introduce myself. I'm new here, and don't know the etiquette. 1
