House renovation advice - floorplan help

Hello - looking for some general advice. I am looking (hoping) to purchase this house for my family of 5 and was looking for advice on how I could possibly extend out to the left into the double width/length garage to create a 4 double bedroom house , with myabe turning the upstairs into two bedrooms with a shower room for my two sons.

 

I am very much new to the renovation / extending of a house so looking for a little guidance if I may. I am thinking all timber framing and i will have a budget of around 150k (will do some of the labour myself).

 

One caveat, the wife will not compromise on having a large open plan living dining kitchen area on the back of the house and ideally a separate snug area. 

 

Is t his all achievable ? i don't care if i cant finish it with my funds, but i want to be water tight .
