Davensibeal Posted September 21, 2023 Share Posted September 21, 2023 (edited) Hi everyone, My wife and I are just at the start of our journey looking to build a timber frame house in West Kerry. We have a site that we don't yet own but is in the family and we can proceed with a planning application, it previously had planning permission back in 2007 but my Wifes sister was unable to build and so the planning lapsed. We are looking at Timber frame houses, and want to build something at passive standard or similar and so far we have had a first meeting with Heb homes and Scandinavian Homes ltd in Galway. We are hoping to engage someone soon to look at the cost breakdown of these as kits & erection, versus sending plans to one of the numerous companies In Ireland who will provide a SIPS kit or alternative timber frame kit or build method. Basically I want to get a good idea on the options, how much they cost, how they will perform over the lifetime. Yesterday we went to see the show house by Scandinavian home Ireland, having done a bit of background research looking at other people who have used them in the past we are currently fairly impressed with them, they offer a 'super passive' option or their regular passive, depending on the size we go for they can reach the required BER rating without the need for a heat pump. The panels are made in Sweden and after erection an additional stud wall is put on the inside to bring it up to 0.10 U value on the walls (same value on the roof but with 300MM cellulose), they also put in 550mm Cellulose in the attic truss. The only down side is after you get planning and pay the 1% deposit there is a potential 11month wait time until site delivery from Sweden. They put in a EPS insulated foundation and then do the erection up to watertight. But they have been building these house in Ireland for a long time and seem to understand the wet, windy, damp and mild conditions we face living on a peninsula surrounded by the Atlantic. As for Heb Homes, they have a sub-supplier here in Ireland who will make their SIPS and do the erecting, they do seem to cost more and although they have a few projects in Ireland, not sure how many they have actually built here and having read a few posts on here I will be doing more due diligence on them. There are quite a few suppliers who dont offer standard kit houses but do appear to manufacture either SIPS or panels that will be filled with cellulose, although none seem to match the U-Values of Scandinavian homes. Mikegibbons Posted September 28, 2023 Share Posted September 28, 2023 We've just got planning for a scanhome in Roscommon, we'll be ordering the house in the next week or so. We found dealing with the guys in Scanhome great to be honest, and Peter their architect is great too, we made a few changes to the house design they had, Peter is more than happy to work with you on anything you'd like. There is a long lead time for them alright, but we know of a couple who got there's in 8 months, so I think the 11 -12 months is allowing for any potential delay.
