Join Out Building/Utility Room with the house

We live in a three bed semi dethatched house. We have a side outbuilding which is being used as a utility room. It has got a small toilet which we have never used. So there is a electric and water supply to that out building. We have washing machine in there at the moment.

 

We have been thinking about attaching that building to our house so that it can be used as an office and sitting / single bed room.

 

Do we need to knock the side wall down and attach it to our house ?

 

Also, do we need to remove the whole roof and put a new one?

 

All we need is an office plus single person sleeping place. We were thinking about doing the loft conversion but the loft conversion cost is too high.

 

How much would be the rough cost for this project? We also have to level up the group , add flooring, insulate all walls, add a new door and double glaze window plus heating. 

 

Here are the measurements;

 

Width: 10 Foot ( up to side building)

Length: 15 foot
