Church Conversion Costs

Featured Replies

I know every conversion is different and the amount you spend can be widely different from another developer, however I would like to get an  idea of how much people have spent on their church conversions, as we are about to embark on our own!

Well done you, they can be stunning.

If you post a bit more info you'll get lot's of good advice here. Great projects to do.

One area to consider is how you service it if you have not done so already.

For all.

There was a Church up for sale a year or two back up in Scotland. Good price, stonework in good condition, yes listed but the listing was not too onerous. Sat in about half an acre from memory. The plot came with the grave yard and that can be special as you are a custodian. Not for all I admit.

The rub was that the existing soakaway for the drainage was on the "Lairds" ground..and I think the Laird may have had an eye on a bargin as to get this to work on the face of it you needed to access to the estate ground. Also, the mains water supply was " private" to some extent and the Laird had a hand in this too. These issues were reflected in the price. Basically over time the Laird had allowed the Church to get their water and discharge their sewage as a favour.

We had a look at this, the ground conditions and the direction of flow of the ground water. We figured that we could maybe do a deep borehole on the upsteam side of the deep ground water flow. Well below where you may get contamination from the graves. Then put in a small treatment plant and discharge this to a burn on the other side of the road. Failing that discharge into the surface ground water flow adjacent to the road on the down stream side of the ground water flow direction.

We punted that we could do this for 25k (15k for borehole and 10K for sewage aparatus) and at this price the project would fly by a good bit.

So two things here. One, always look at how you can service old churches and the attaching burdens. Two, if there is a rub look for an engineering / geotechnical solution before chucking in the towel.
