  1. Thank you nod for your reassurance, I've got pics of the slates/ridge using and a picture of a past roof done in similar way to submit. I have asked planning if I need to have my pre conditions discharged(they are on the conversation only) before I start on a drive which was on the same planning but they didn't give a straight answer.

Details of the roof construction including details of eaves, undercloaks ridges, valleys and verges shall be submitted to and approved in writing by the Local Planning Authority before the development commences. The development shall be carried out in complete accordance with the approved details. Reason: To safeguard the architectural and historic interest and character of the Heritage Asset. how detailed should this condition be, will a with a few simple drawings and a description of works or does it have to be more elaborate. please and thank you
  3. Thank you newHome, since posting this the electric supplier updated the quote to 5% vat after my query to them. So that's another thing off my list.

Purchasing a barn I'm I right in thinking it's 5 vat on refurbishment and services (electricity/water) and the services should changed at 5% not 20, the water board as in a quote but not electricity. Think I've got my head around my pre approvals. Next cil, I understand I need to fill in 7 exemption and also 6 commencement. I'm troubled over the assume liability, I presume I need to do that also. I would of thought the previous owner would discharge himself from the cil and then I take over. Can I send all these in together or do I have to wait for each one to be notified ?. Also can they only be in one name? It's in one name at the moment (seen land charge doc) Just wondering who name to put on everything when it's a joint ownership home.   5. I've got a lot more conditions than those two, but I only think that one is a pre. Do people do their own drawings or get a professional on board. I understand some will be easier to put together but things like landscaping plan. The planner that drew up said plans no longer works so its diy or find someone else.

Yes I've emailed planning and they didn't answer the question directly, just a standard reply not called rustyhead for nothing please and thanks
  7. Thanks for the kind reply, I'm based in the west mids. It's a simple stone barn, nothing special ? small enough to retire and declutter our life's.
  8. Hi About to complete on a old barn to renovate, have done renovations before but not a barn. The renovation bit doesn't phase me it's all the paperwork with planning, cil, building regs I'm sure I will get my head around it at some point
