    permission for a dwelling would be contrary to Policy S5 (country side protection) of the East Devon Local Plan and guidance within the National Planning Policy Framework. This was in 2013, so I would imaging the ED Local Plan may have changed since then. I have tried reading the plan but I find it very complicated.

    Hi, Can anyone tell me why I can't get residential planning on a barn in an AONB even though they have allowed me permission for a 3 bedroom holiday accommodation ? initially I thought it was because of demand on the infrastructure, roads etc... but the council have allowed a very large home down the road to be made into a hotel which will invite a lot more traffic, strain on the sewage/water infrastructure etc.. My financial circumstances have changed significantly since I got my holiday permission. I have had to sell my home and would now love to be able to build the old barn into a home for me and my children (which would give me a much nicer and cheaper house than I could afford otherwise). If I can't do that I will have to sell the barn as well. I couldn't bare for someone to buy it and within a few months get residential planning on it but I am worried that applying myself will not only be a waste of needed cash but if I am turned down it might put potential buyers of the land off. Can any one who understands the rules within AONB help? The property comes under East Devon planning. Thank you
