  1. The bottom sash lifts for access to a roof terrace accessed via a timber box (Step) with no hand rail and no edge protection from the second floor flat roof, although the rear garden is earth so the landing if you fell could be worse (Concrete or broken glass)
  2. The window will need safety glass as it is in the zone, and the trip hazard was more for the WAH aspect of standing above a drop especially in a confined space I also had misgivings regarding the loading onto a staircase as it is hardly a very strong structure. But it is good to hear all of the thoughts and perspectives, I admit I thought it was terrible.
  3. Three steps down from the hall directly into the room, there would have been tour more then the landing to return down another seven steps to the lower floor.
  4. Hi Dave The bathroom is on the disused staircase which would have been the half landing to the lower section. The bath is sited above (On top of) the lower stairs the sash window is now at ankle height and the bath is sunken creating a trip hazard. I just doubt it can be compliant
  5. Hi Guys Can I share a discovery I made with you that in over 40 years in this wonderful industry I had never seen before? I attended a property to inspect a bath for re-enamelling and found the bathroom had been installed on an old unused half landing in a Victorian converted street property, the bathroom is on one level and comprises a toilet, wash hand basin and sunken bath above the lower stair return. I check with the local council and the works were authorised? Any comments/observations invited.
