  1. Does anyone have a drawing of a timber framed construction (or Sips) with brick wall exterior I could look at, do I need to "tie" those two parts together and how does the details around doors etc look?
  2. @TommoUK I did consider SIPS at the very beginning, as I could easily make it the size of standard panels, and there are only two cut outs for 2 sets of patio doors, so each side wall is just a full run of 4 standard panels. However I thought they were quite expensive, especially if used in the roof, compared to me stick building it. Although I'm not in that area of joinery, I build kitchens, wardrobes, media walls etc, I certainly have no problem framing walls and a flat roof. What do you see as the other advantages? Speed I understand, although I'm pretty confident me and a lad could frame, sheet and joist the flat roof of a 5x8 within two days. Maybe by the time I've added up all the components of stick built with internal pir insulation the cost is similar.

  5. Hi All, Not sure if this is in the right section, I am looking at building a TF extension. Fully self built, I have been a bench joiner for the last 3 years, but me and my friend who have the business have never touched framing, site work, construction ext only ever cabinetry. I understand the basics of framing etc, but what I really am struggling to get my head around is all the differing options in terms of wall make up. I want to be able to draw my walls on sketch up to begin the design. It's a simple 5x8 rectangle rear extension, flat roof. 2 sets of patio doors and a sky light. What is the easiest wall make up, I'm considering either a brick slip exterior finish (so I can DIY) or a single brick if needs. What foundations would normally be associated with this type of build up. In my head I was thinking plasterboard, 6x2 with 120 insulation, osb, batton, brick carrier/brick, but after reading on here it seems I may need another layer of insulation? Thanks
  6. Hi, I'm just looking at the earlier stages of a self build timber framed extension, searching the forums for knowledge etc with people who have had/done them before.. Just wondering if either of you guys would be OK with answering some questions or even sharing some details ie the make up of the walls and foundations? As Im hoping to do the drawings and submissions myself. Thanks in advance.
  7. Hi PeterW, Thanks for the quick reply and info. Forgive me if this is a daft question - if one went this route, would that create an level of airtightness then that MHRV is required? Also just out of interest, why beads over more PIR in the cavity? Thanks again
  8. Ahead of design... I'm looking to gain some insight from those with the experience... If you were building a masonary build (block and brick) from new.... What wall construction/make up would you choose and why? I'm talking about cavity size, insulation choice (which brand too) and then interior side finish? *just to add, supposed you are in the North of England, non coastal region.

  10. As mentioned before on here I'm at the very start of my self build journey. I have a plot, kindly gifted to us by my father in law. Right next to where he chose to build his house some 30 years ago. After constant searching for pieces of inspiration to take to an architect... I came across a design of a house which I've seen and absolutely love, done by an architect practice online (not local to us). They have it up as a previous project page sort of thing, with front, side, rear and cross section drawing. Along with a ground and first floor layout. And a few words about the design, building orientation and materials etc. Its exactly what we would have wanted, and it's what we would take to an architect as say that please (I know this may all seem rather uninspiring, but after searching and collecting bits and snaps of aspects of a stuff we love.. We came across this house. Also I'm not looking for a grand design, just a functional family home, with a few bits and pieces. So my (main) question is - do I need an architect? Obviously, I know some people have the skill to do this work themselves. But, Could I not take this to a local architectural technician, save some pennies and get them create me my own set of drawings, dicuss materials etc. Will an architectural technician be able to help guide us through the whole site, foundation type, spec pathway as well as an architect. Basically if I don't need the 'design' aspect, can I not use an architect. The site is a relatively simple site, 'infill' grassland (currently sometimes used for the family pony!), good access, level, no soil issues for either of the houses when built either side, neighbours are family and then a very welcoming old couple that we know well. Opposite side of the road is farm land and also behind owned my father in law (and our plot is large enough that there will be at least 15m either sidep). Side questions.. not that anyone would ever know... But do people think this is OK, almost plagiarising? There minor details we would have differently. Should I stop being a cheapskate and either contact the original architect and/or a local architect and have a full design etc done? As they may just make it that 1% better that pushes it into a fantastic building? Should I just be thankful that I've stumbled across soemthing that we both instantly went.. Yes!? Thanks in advance.   11. Hello, been reading the forum for a while. Tyring to soak up as much as possible as we begin our self build journey. Have to say already think this is a great place, so many questions I had...already asked and answered on here! Does anyone have a detailed costing spreadsheet for a block and brick or timber frame project. I know this has been asked lots and people have shared many times before, however everytime I find a topic on here it says the document is unavailable!? I've seen people say they'll pm some docs - wondering if that might work for me?) Thanks in advance. A
