Hi all The plot we are buying Is one of seven and the site has OPP for 7 self build dormer bungalows and 7 two storey housing association houses. The design guide for the OPP states a dormer bungalow for the self builds and there are no height restrictions, we would like to build a 1.5 storey house rather than the dormer bungalow, the architectural tech wants to stick to a dormer bungalow. Does anyone have any experience on a councils opinion on the difference between a dormer bungalow and a 1.5 storey house? thanks

Hi all we’re buying a plot on a site of 7 from a developer who will put in the roads and services. It’s down to us though to get DPP from the council and do the build. It’s been a long time coming to get the OPP as the site is in an AONB in Cornwall, but we’re there now and we can start the detailed design and planning. The OPP design spec says we have to build a dormer bungalow, so looking at the design now for a good size 3 bed. Hoping to design and build something that will last us a long time and be expandable in the future if we need a downstairs bedroom for us, or a parent moving in. Had the first drafts of design from the Architects but it needs some Adjustment, hoping to build more of a 1.5 storey house rather than a dormer bungalow, but not sure if the council see a difference?
