  1. Dear all, Thank you for having me. I look forward to meeting you all and hopefully contributing to this wonderful resource. Having read many posts on this site I would love for any feedback on a project of mine. My partner and I with our daughter are looking to relocate out of the city as we’ve outgrown our 1 bed flat (it’s a real squeeze now) and we’ve had an offer accepted on an end-of-terrace house. It’s a real fixer upper in terms of what we want our final home to be and I feel like I am at the point where I need some reassurance/second opinions on some of my design aspirations. Property in existing condition is: 2-storey brick end-of-terrace 1930s-ish build with pitched roof with hip at end Raised access floor at ground I think (weep holes in external brickwork below internal ground floor level) and timber floors to first floor and first floor ceiling approx. 36sqm per level totalling 70sqm internally excluding shoddy looking extension to rear the property has a fantastic rear garden (currently overgrown) approximately 6x38m Essentially we would like to: Create an open plan arrangement at ground-floor within the existing footprint and extend a single storey to the rear by 6m (prior approval permitted development, submitted and pending approval from local authority) Revise first-floor clear height to enable better clear height in loft for future rear mansard conversion (we likely can’t afford to build at the moment). We would be comfortable with 2.3m (currently ~2.425m) at first floor and hope to maintain existing ~2.425m at ground. Introduce underfloor heating throughout to both levels with capped in loft for future. Assuming we complete purchase by end of this year, works for renovation to existing internal space to be completed by end of August 2026 (excluding rear extension and rear mansard roof conversion which can be done later) to enable us to move in so our daughter can start first year at local primary school i.e. 8-month programme from start to completion To enable this I believe we need to: Demolish existing chimney stack entirely and internal solid walls Create new floor joist arrangement to ground, first and loft to suit revised floor plans stage the build so we can move in early as follows existing internal renovation move in rear extension mansard roof Currently there are a few items that I am not 100% on how to proceed and will post in the relevant sections on this site soon and are generally as follows: Proposed single storey rear extension would be over an existing public sewer (100mm pipe) run to rear that appears to have inspection chamber 4.5m back from existing building. wondering if I can build over this, from Thames water assets plans it appears that our future neighbour 2 doors down has done just this (I have reached out to for further info) Demolition sequencing: can the entire chimney, internal floors and walls all be demolished top-down at the same time. i.e. Leaving just external wall shell in which to then start installing new floors bottom-up. This to me would seem like the cleanest sequence but conscious that external walls may rely on internal elements for lateral stability etc Is UFH between joists a reasonable solution to minimise floor to ceiling clear height loss? My concern would be loss of effectiveness if heat is not distributed evenly through floorboards/structural floor. Anyways, pleasure to meet you all and look forward to posting! thanks again! P.S.
