This is the panel that we are looking at in Mexico https://youtu.be/pS9hRPDWlxM?si=DQnmiuneYh4PqSxd&t=596 Panel W, it was suggested by a developer that is consulting us pro bono since its for a non profit, i try not to bother him too much though For that timestamp it shows them cutting the panel, which IMO is destroying the thermal barrier or watever so it wont be totally sealed as thats a gap in the insulation right? So it wont be a passive sealed house? Another panel that i looked at had the inner foam and the outer being OSB and they drilled the channels in the foam so wiring could go through, i also came across some vids where contractors heated a metal ball and then dropped it through the foam If we do that with panel w it will keep the thermal barrier to be airtight/ watertight? We are planning to use pex pipe with something such as this https://i0.wp.com/www.justneedspaint.com/wp-content/uploads/2019/08/design-pex-water-manifold-diagram.jpg?ssl=1 and we would put the pipes in the roof which will use the same panel w, i dont think we will have enough funds to do a false ceiling Any thoughts are appreciated

I am a volunteer with a non profit, we are building a hostel/ community center, rooms will have about 6 guests, we plan to build capsule style bunk beds to reduce the noise, each bunk room will have a window, ceiling fan and ductless mini split, we will have 2 bathrooms with 2 of each, sink, shower, toilet and they will have windows, we plan to have a max of 15 cats living in the common area, obv that means litter boxes around, but we will prob used the enclosed versions so guests arent looking at poop Common/ social areas will have ceiling fans as well, perhaps ductless mini splits as well It will be located in Rosarito, MX so San Diego climate essentially except its pretty dusty where we are, cars constantly have dust on them if parked on street, and the roof will be flat, plan to build a 3rd floor later which would be for roof fundraising events, yoga, etc; This is how the plan will look https://imgur.com/a/fOyHjfS, we are still making room size adjustments though, we reduced them to around 9 x 9 ft as the bed shape will be this https://imgur.com/PYzr3kR, most hostel guest dont care too much about room size, common areas are more important The building on the far right is going to be a cage free animal rescue for about 15 dogs We are looking at panel w with concrete on both sides, roof will be panel as well, trying to make it as passive as possible I have been googling MVHR and pretty much all pics show it with the traditional US style house with triangle roof
