  2. Morning folks and happy new year! Sorry this is a bit wordy but I’m about to embark on a project to build a small extension on back of my property, for an en-suite, which will attach to back of a ground floor bedroom and I could use some help getting my head around this, and would like some impartial advice if that’s ok to ask here. Btw - I’m not going to do the work myself, as I’m too old but also my knowledge is not professional construction. So I have included some Rightmove photos (only just moved in) and the floor plan, to show where the extension needs to go. First photo is front of house showing the single story bedroom. We then have a shot from the garden, showing a rear conservatory and the back of the bedroom in the distance, to give perspective of area working within & boundaries etc. There’s a drain cover just outside the conservatory door on the right btw. Next shot of garden furniture is where the extension will go. We’re looking straight at rear wall of bedroom and side of house on left. I am imagining something around 2.5m wide and 2m deep (towards the camera) with door into bedroom in corner. Final shot is the floor plan with a very rough outline of the extension. The immediate questions coming to mind are: A) do you forsee any particular problem building an extension here? Note water mains is on left of house as you look at rear. B) do I need planning permission? C) how do I incorporate extension to existing annexe roof? D) ballpark figure on cost? E) do I need to get a planner, or go straight to a builder? F) how do I find both of those that are reputable - any tips? G) Any alternatives I should consider, coming from your experience and expertise? I’m in west Norfolk btw.   3. Thanks for the welcome folks and look forward to being part of this community. I’ve got quite a lot coming up, so this’ll be my go-to and I’ve already learnt a lot from existing posts I’d have never thought about.
  4. Hi, I'm Adrian. just moved to North West Norfolk and am planning a couple of projects- one’s getting an en-suite extension built on back of ground floor bedroom, so will come back with questions for that on a separate post soon. all the best
