Hello. I hope all is well. We need to have the following done: pipes brought up from under the floor board, for two bathroom sinks pipes brought up from under the floor board, for a shower pipes brought up from under the floor board, for towel radiator connect concealed shower valves to pipes connect valves for bathroom sinks waste pipes for the sinks, toilet and shower connected to external soil stack install and connect frame for wall hung toilet connect soil stack Any ideas on how much this should cost? We will also need to dig and connect the new soil stack to the existing drainage.

Hello all. I hope all is well. Update: insulation/PIR is in the floor. We were let down by the UFH guys we'd booked. So had to find a more reliable company, who will be coming in on Monday. Frustrating as we'd wanted this in by now to protect the PIR, but alas, we are where we are. Screeding should happen the day after pipes are laid (or very close to it), I am told by the builders, and then that is the floor done!!

Thank you. You are right. They said they need to see it after dpm and before concrete. So they will be visiting tomorrow. Hadn't thought about the photos for this purpose. However, luckily, I do have loads of photos as I am documenting the process for our own memories. 😊

Hello. Would you happen to know when building control need to come in for an inspection. Is it after the concrete has been laid, but before insulation? Or after DPM, but before concrete?

Yes. That is true. Let's see what the second SE says. Second SE has gathered a lot of additional information on the property, so whatever the outcome, we will be more comfortable with the decision. First only asked about foundation depth.

Building control have come back to say the 500mm dig is fine. I am reaching out for a second opinion. So much fun!

Thank you. We've made a start but had to halt as the SE we engaged, for the load bearing wall calculations, has said he thinks 500mm is too deep. The builders think otherwise. We're waiting to hear back from building control, and maybe get a second opinion. Super frustrating to have to pause - also worrying because as you've mentioned need to build it back up asap whichever route we go. Building control have been to the property previously (before this phase of work), we told them our plans for the dig out and were fine with all of it. My head is spinning 😩

Thanks. Sounds like a lot of work! We had to dig to expose the foundation to put in steel beams. The foundation is 800mm from the finished floor level. Any ideas how deep a safe dig would be?

Hello. I hope all is well. Update - the house has been stripped (well except for the wallpaper which we are tackling this weekend 😩 ), we have also gotten our drawings back from the structural engineers plus we had our first visit from building control today - it went well. The electrician starts work on the rewiring on Monday, and the plumber is in the following week - first fix. We also dug a trial pit and are well above the footing and/or foundation. Question - I have received two different quotes with material lists to reinstate the concrete floor. What are your thoughts on each one? First Quote - 520mm dig out MOT Type 1 - 100mm Sand 50mm Dpm Concrete 100mm Celotex PIR 200mm UFH pipes Screed 70mm Second Quote - 495mm dig out Hardcore compacted - 100mm Sand blinding 20mm Dpm 1200 gage Concrete base C35 100mm Dam 1200 gage Celotex PIR 200mm UFH pipes Sand and cement reinforced fibre screed 75mm Thanks!

@Temp, thanks - we are planning on laying ceramic/porcelain tiles. @saveasteading thanks. Does the fact we are using Wunda which come with trays/panels with grooves for the pipes change any of this? Wunda have told us we can tile right on top of the pipes/trays for an even better response time. However, a thin layer of say slc is recommended to protect the pipes in the event you need remove the tiles. Does any of this change your recommendation?

@Andehh thanks for the detail. I appreciate your point and will take a more holistic view re air tightness etc. @jfb, thanks for the suggestion. I will ask for this to be done. Although, I am now leaning more towards @Iceverge suggestion of a 350mm dig out. @Iceverge, thank you so much for this. Anywhere we can save is very welcome, in addition to “less” work. I’ll be back with an update.

@Andehh, thanks for this. Those bills are encouraging! Can you share are a bit more about the challenges and limitations of refurbishing a 1950s house? @crispy_wafer, thank you. I hadn’t considered that. Will do now. @Conor, thank you. We are planning using the wet UFH system from Wunda. Digging in to the ground will also allow for us not to have to increase floor height.

Hello, We will shortly begin a refurb on a 1950s house. We would like to install wet UFH system. In order to do that, upon researching to topic, the advice is to insulate appropriately. To do so this is what we are thinking of having done: Dig up 650mm Hardcore backfill -150mm Sand blinding - 50mm EPS100 - 150mm DPM PIR Insulation - 130mm Concrete - 150mm UFH - 20mm Self leveling compound - thin layer Does this seem reasonable? And who would I need to engage for the works? I have spoken to a couple of builders who have tried to talk me out of more that 150mm insulation - we have not budged. Any advice would be much appreciated. Thanks.
