  1. Hello everyone. Looking for some advice really as its really not a strong point for the Mrs. and I to visualize how something could be and what options we may have available to us. I have attached the current floor plan along with room dimensions for context. What we are trying to achieve is a bigger kitchen , or use the floor plan better to have more space within as we are fast outgrowing it with 3 rapidly growing children. Any advice would be hugely appreciated. For additional info: - We are willing to lose the shower aspect of the downstairs bathroom as that is never used. - The wall between to kitchen and the office area cannot be removed as it was part of the old garage and houses all the utility connections (wall between kitchen and utility space could go thoug). - In this space we are looking to have a large kitchen, toilet, utility room and office space for two people to share. The utility room only really needs to house the washer/dryer and space for drying clothes. - The boiler is located under the stairs in the cupboard on the right as depicted in the floor plan. - All walls shown in the floor plan are brick with the exception of the wall between the utility room and Office.   2. Hello - looking for some general advice. I am looking (hoping) to purchase this house for my family of 5 and was looking for advice on how I could possibly extend out to the left into the double width/length garage to create a 4 double bedroom house , with myabe turning the upstairs into two bedrooms with a shower room for my two sons. I am very much new to the renovation / extending of a house so looking for a little guidance if I may. I am thinking all timber framing and i will have a budget of around 150k (will do some of the labour myself). One caveat, the wife will not compromise on having a large open plan living dining kitchen area on the back of the house and ideally a separate snug area. Is t his all achievable ? i don't care if i cant finish it with my funds, but i want to be water tight . Any advice hugely appreciated. Thank you Colin
