  1. Thanks Syne, you are right, they are common on council housing in the area. Our house has a small extension, but whomever has done it hasn’t matched the originals and it drives me mad!! I need about 300 for a dwarf wall around a proposed timber frame extension. I don’t suppose you came across a name for them did you?
  2. Or how I can find out. They are from a 1950’s house in north Yorkshire and are pretty common and distinctive with their patterned finish, which I think is supposed to fake a bit of weathering. Any ideas? Thanks Col
  3. The original front door will stay in place as an inner door. There will be a new door on the front of the porch facing the roadside.
  4. According to the planning portal it does. There will be a bit of a delay between them, porch is in May, rear extension is in August.

  7. Hi there I have a planning application in at the moment for a 2m x 2m front porch and a 4m x 4m rear extension. Both are single story, on my single story bungalow. Both timber clad with pitched roofs abutting the main roof. Nothing fancy! Does just shy of £950 seem reasonable? Are there other ways to do it, or am I beholden to my local inspector? Thanks Col
  8. Thanks. The first is a porch, only 2x2. Ground is currently a concrete path for the first meter, then gravel. You can get to the whole thing with a mini digger. Second is 4x4, currently a conservatory with a suspended floor and patio area. Again, full access with a digger.
  9. I’ve got a 4m2 (porch) and 16m2 timber framed extension that I am planning. I want to pay fine one else to do the ground works up to dpc, what sort of ball park should I be looking at? I know a lot depends on spec etc, but I would appreciate a rough guess from those in the know. thanks Col
  10. Thanks both, much appreciated. There are no soffit vents and the rock wool is tightly packed, so I’ll start by pulling that back and seeing if I can detect any airflow. If not I’ll add some vents.
  11. Afternoon all. We’ve recently moved into a new house which is a converted bungalow. I happened to be in the eaves and what looks like a fair amount of condensation on the inside of the membrane. There is snow on the roof, so it’s a pretty cold day. It’s a cold roof, with the ceiling and wall insulated, but it’s not been done well and imagine that there is a lot of heat leaking out. See pic. How worried should I be? Thanks Col

  16. Morning everyone. I could do with a bit of guidance on how to lay the roofing membrane into a lead valley. I’ve searched the internet and can’t seem to find anything that is clear. Any help would be appreciated. Thanks Col
  17. Just joined the site. I’m Col, electrical engineer by trade but been around the building game my whole life. About to embark on a couple of self build extension where I will be doing it all single handed, so hoping to get loads of advice on here. Thanks.
