  1. Sorry my bad. i have 4 double bedrooms, no need for more but it’s a top heavy house. I need additional practical everyday downstairs living space…. a second tv room and a playroom are the priority but (if possible an office as well but not a priority.) at the moment I’m just curious how other people would transform the space based on this layout. Of course I understand everyone’s needs are different but looking for inspiration on how others would transform the space to maximise the potential here. the reason I’m revisiting this project now is because interesting planning permission precedents have been set in my housing development granting other garage conversions that make me optimistic I’ll be able to take away one of my 3 car port parking spaces making this possible.

  3. 100% agree that’s my whole point. I have no new design yet, what I have shared is the original plan I didn’t move ahead with. The car port is a total waste of space and I want to use it. And I’m along for opinions on how you would use it. clearly I need planning permission to use part of the car port
  4. Hi all, last year I reached out to a company for a design and quote for a new extension for my house. I’ve attached the plans they came up with. they strongly recommended a standard rear extension with the usual big bi-fold doors, deep enough to then attach to my detached garage at the rear left of my house. I decided not to go ahead as I don’t think the ROI on the work stacks up VS likely house value after the extension. Additionally it will take up too much garden etc which will make the house harder to sell vs other properties in the area. I’ve decided to re visit the idea of an extension but I want to focus on converting my garage and joining it to my house via an extension to the side of the house ultimately losing as little garden as possible. But maximising the space to the side of my house. hopefully you can see from the plans that I have a long car port with a gap and the detached garage set back from the house. There’s so much wasted space between my house and the garage so I think there’s potential for a very practical extension that could add significant square footage to the house. at some point I’ll enlist a new company to help design but I’d really appreciate any ideas or views on what you would do with this property if it was yours to maximise the space downstairs and how you would integrate any extension into the existing house. FYI in the image the layout in red was all proposed extension / garage conversion. thanks in advance.
