  3. Hi All, From the open ends lot of cold is coming in winter. Although the builder told he will cap them using some plastic strips. Can we put some insulation at the end along the back side of plastic strips to ensure no cold escapes from wall. Note: I believe the open gaps between the wall insulation and wall is for air ventilation and needed isn;t it with regards Mubbashshir
  4. Hi there, Can you explain me about wall continuity at ground floor. Asking because, although we don't have any open plan or any steal beam which we have installed on ground floor to take off any load bearing wall. However I am planning to install couple of doors in ground floor which may be like little bit of wall continuity not there...say 750mm or 800 mm
  5. I was thinking, can I not do that project in phases like do all this 1. Do the Domer and structural bits by taking of the roof and secure everthing back like close off the roof etc. 2. Remaiing floor joist etc at later point when I get some funding. Any other suggestion if the above approach or steps nees some correction
  6. Hi All, I am still working on the final bits with the builder. This small single-storey extension has developed a crack in the soil, although it's a bit away from my wall. However, there are no cracks in my wall or any problems like opening or closing the doors. Please note that this is built over a soil pipe. I am a bit suspicious that the builders might not have put a concrete slab in the way they laid it to bridge the cavity over the pipe. Also foundation is good size i.e. 750 wide mm and 450 mm deep based on calculation done by structural engineer. This crack wasn't there before or may be gradually became more apparent. Also attached are the pictures of foundation which you can see clearly how deep the foundations were. Reasons for cracks: 1. Is there anyother checks to be done on new extension or existing building to ensure this crack does not expand and cause any further problems. What next steps should I inform my builder or insurance company asap
  7. What I am saying can we do the conversion by not disturbing the raft tie that will give more space....only questions is will it cause problems with building regulation
  8. The plan is to primarily board a bit to area to get access to soil pipe and extractor fan incase those breaks down. No, there is no habitation there

I have boarded only small part of the roof(can see attached snapshots) however have not screwed the boards yet and it is low pitch room, also planning to do loft hatch However builder is yet to do ceiling, insulation and plastering. Will there be any issue with condensation for new plaster due to this boards or will it cause any distrubtion to builders work Note: There are only 4 chipboards just took pictures of chipboards from different angles(3 chipboards (1 meter*0.5meter) and 1 chipboard(0.5 meter*0.5 meter)
  10. If you could answer my send question, i.e. can I do loft conversion by keeping rafter tie as it is. However it(Rafter tie) will come in at about 1/3 length of the room. May look odd in the room after conversion. However will building regulations accept it or will have any objections
  11. There is rafter tie joist in the middle of the loft and structural engineer has recommended not to disturb it and build the loft room on other side. As constructing alternative support for this and later removing this Rafter tie Joist safely can be expensive as we have to remove all the roof joists and roof to construct alternative supporting structure. Also for your information there are some joist which are cracking due to age however it is not causing any structural integrity issues as told by the structural engineer and he will be recommeding to contact some timber treatment company which can inspect and provide further feedback. Note: My structural engineer is charted sturctural engineer so he is quite competent however since he owns the company he may not want to design anything which can put this insurance at risk unless, I suggest him or push him. My Questions: 1. Any possible way of building alternative supporting structure in place of Rafter tie joist(without reonsturcting the roof). If you have any idea, I can ask the structural engineer to design in that direction. 2. Can we keep this Rafter tie joist as it is and finish loft coversion. Will it be approved by BC?. It may look odd because to go on other side of the tie joist, we have to bend below it or go over it. However we can remove later when we can construct supporting structure as this may require re-constructing whole roof by removing existing room.

However need advise on loft room location with possible location in attached snapshot Rear_view_with_two_Possible_Locations_of_LoftRoom. attached pictures gives good idea of loft room location 1 or location 2 from inside and outside along with comments in the snapshots Need advise on the below : 1. Structural changes such as steel beam in loft floor or in domer to ensure stability. 2. Advise of how to manage the party wall if we have to slot steel beam in the wall along the neighbours side. 3. Ensure all the details are discussed with builder with regards to the plan and material type etc which will be used so we don't incur additional cost due to constant changes. 4. Advise of strair location and planning for it.

  14. Building inspector is asking to keep the garage door and do the conversion behind it. Any suggested how to ensure it looks good, I am alright to have some storage space however would like the space behind the garage door and and actual conversion wall to be fully insulated and tiles so it has good ambiance. Also we should think of ventilation from front. Altough plan is to put a extractor fan in the front.
