  1. Outbuilding has just been constructed house only has footings done. They have written to me this morning saying it is breaching planning and I need to apply for full planning even though I have said it is used for welfare facilites. It is a modular build so not brick built

  4. Hi it is a prefabricated building on a concrete base it is bolted down so could easily be moved if needed . The part that worries me is that it looks nice. Apparently it says that if a building looks permanent they can ask you to remove it. So does that mean it’s ok to have scrap temporary unit but not a nice one

  8. Hi everyone, So I have built an outbuilding which is going to act as storage and welfare facilities whilst we build our new build. The council this morning have called saying they think we may need planning they have had a complaint. Can this not be used as a temporary building for now? Then could I keep it under PD rights once built?
  9. thank you guys also am i right in thinking I can build as close to the boundary as long as it's non combustible (my architect is saying brick only) everything else has to be a meter away (we wanted to timber build and cement board clad?) and so in theory i could build a 30sqm2 one and 20 sq metre next to each other?
  10. Hi everyone, After some advice please on permitted development please. I want to build a games room and a garage under permitted development. Now this would be bigger that 30sqm. Am I thinking I could build 2 separate rooms say one 30sqm and the other 20sqm. Do these have to be detached? Or could they be next to each other and have the same roof?   11. Thank you everyone, I do not want to lose the second plot. It's a lot of money to lose. Yes from what I am reading I will be fine all the time I am building but once finished it would need to go as it is not in the curtilage of plot 1. I have asked the council it is a lot of money to throw away if we couldn't keep it. AM i right in thinking (I have had planning for 3 years now) that I can do plot 2 as and when I want? I know they are talking about bringing something in about land banking. But would that be for new applications?
  12. Hi everyone, So I have a plot of land with planning for two detached houses. My circumstance has now changed and I am only building one. I want to put a nice mobile home to live in on that second plot whilst we are building the house. Once we have moved into the house I would like to retain the mobile home under the caravan act to use for ancillary accommodation. My architect seems to think this is a planning breach. Can anyone advise please?
  13. Hi everyone, First post so bear with me I have planning just waiting for my conditions to be discharged. (taking forever) had the dreaded archeological dig done. Nothing of any interest thank god. My question is we are planning to live on site whilst the build is done. If we wanted to invest in something nice thinking a caravan say 38 x 14 that was cladded so looked more like an Annexe and we wanted to keep it in the curtilage of the garden after. Could we under 'the caravan act' this would be used for when we have visiting family?
  14. Hi everyone, First post hopefully I have put it in the right place. Our architect has suggested we need a site investigation for foundation purposes only. Can anyone recommend someone in Kent please?
