  1. Garage is sectioned off from the inside as used as a garden room so no cars will be getting in there. As for parking still space for 4 cars on the drive have never had any need to park any cars down the side of the house, plus tons of street parking. Value doesn't concern too much we wouldn't plan on moving anytime soon idea is we want to make it our forever home however the lack of utility and downstairs toilet is an issue which we are looking to resolve. The study provides a bit more space probably to be used as a bit of playroom. But it becomes less worthwhile if the costs exceed 50k and we will consider better use of money in moving. But we shall see. Appreciate the responses.
  2. Thanks for the response. I hadn't considered the drain to much, id presumed we could build over this but from reading about it I guess it's not always that simple. At the very end of our driveway there is a manhole cover. It's the same for our neighbours property. This is about 10 metres away from the house. Would that suggest it's a private drain. Attached is a photo of what it looks like. Yes correct the arrow includes our land we've account for about 800mm gap between the extension and the boundary to maintain access to the rear. Haven't considered too much about the drainage and of course will be a discussion to have with the architecht. Still very early days at the moment just trying to gauge how much we would need to budget for. I think once we hit 3k per Square metre this doesn't become worthwhile for us, I figured going for relatively minor internal adjustments, it would save money but seems costs may still be too high. I've approached a local builder to advise anyway but appreciate the feedback
  3. Hello, Considering the addition of a side extension to my 3 bed semi. I've attached an AI generated photo of what I propose the extension will look like. It is roughly 1.7m x 9m running along the side of the house. Contained within the extension will be a utility, shower room with toilet and a study/playroom. Access to the extension via an existing opening in the house. There will be no walls knocked down and no structural work proposed. My kitchen will remain exactly the same therefore there won't be any additional costs associated with this. I've seen 2k per Square metre suggested. Would that appear accurate for something like this? Internally other than the plumbing for the washer and dryer in the utility and for the toilet/shower etc in the downstairs plus a couple of radiators it will be relatively basic in design. Attached is an AI generated photo from the external showing what I want the extension to look like. The floor plans are generate by AI and not to scale but give an idea of the proposed layout. I was hoping in the region of 25-30k. Yorkshire area. How reasonable is this?
