Hi all, first time post to discuss another first for us, an extension. Other than a bathroom refit the extension was the first largish project we've undertaken. I saw undertaken, we paid for a building company who drew up the idea, basic plans with description but no architectural plans and then completed the jobs perfectly. They sorted all the inspections, sign off etc. This was all completed in the summer of 2021 so we're nearly at 2 years complete.
I do however have a 3rd party building inspection company still chasing me for sign off. In the early stages the builder helped with the inspectors questions, like drainage, the insulation in the walls and ceilings. We even had them round to take a look again and all is fine except one thing. Apparently we have an outstanding SAP that they cannot find. The builder advised they sent one in and they would look for it and resubmit but now I can't get hold of them for a reply.
So I'm in a position with a 2 year old extension and no SAP so no sign off. Spoken to a few companies who are after full architectural drawings and they will then work it all out for us but as per the process we used with the builders we don't have such drawings. One company without knowing full details suggested it would fail.
I guess my question is what are my options in trying to get a SAP on a already built house and extension? Do we need a SAP? Someone also mentioned they might be asking for one because the total window area could be over 25% the sqm of the house floor.
Would that mean if I can prove it not to be the case no SAP would be needed?
Happy to pay for a SAP to be completed but concerned in reading online that it might fail and then I'm not sure where we stand.
