Need to clad a wooden beam under a balcony. Effectively Fascia and soffit. Need to be able to clean it periodically but thinking black Powder coated aluminium to match gutters. Any ideas who could do a supply and fit in south Yorkshire region. Facing can run under grp drip tray overhang. Looking for a neat (not loads of external visible fixings). Thinking shop fitters as similar application to shop front cladding.

Still not resolved the flat roof. Finding it difficult to get a contractor who can provide the insurance backed warranty for product and installation on EDPM. Looking at cold applied liquid systems now (Centaur, TOR, Protec) as these seem to be the only ones where the contractors (who also do commercial stuff) know what they are taking about in terms of insurance. £6k however for total of 35m2 of preprepared flat roof (all insulation, OSB boarding and levels done) seems steep.

Hi, demolished old bungalow with gas supply and built new property. Old meter removed and Cadent capped off gas pipe prior to demolition. Cadent now saying best to run new pipe from mains outside driveway which would mean a 23m trench down the drive rather than reconnect to existing pipe that is 3m from house. New gas boiler in similar position to old one in terms of distance from original gas main so why new pipe needed? Never had any boiler issues before and Cadent not pressure tested the supply so why new pipe and expense. Any advice?

Thanks all, we are going with EDPM given it is less weather sensitive to install (still needs to be dry) and I think we will get a better finish with the secret drainage and deep fascia (warm roof) design. Flex R EDPM 1.5mm system.

We are having 2 flat roofs installed on our self build each 5m x 3m. Not sure whether EDPM or GRP at this stage (doing my head in) but we require a min 10 year installation and product warranty (house build warranty provider insists) that is also backed by a insurer (guess if installer goes bust). Also must be transferable should we sell house in future. No doubt installer should cover this but any advice would be appreciated. On of flat roofs will have raised decking as it is a balcony. Both are warm roof designs (not that this should make any difference). Thanks Nigel

Hi Conor, we only have c.200mm to play with for insulation and screed. Not sure 50mm liquid screed with UFH will be enough. This sort of issue is one where some architects need to be more clued up ie energy efficiency when at design stage. Must admit I can't believe the amount of insulation going into the house per ce (and cost) whilst I appreciate it will save £ in future.

Hi, can you tell me who/how you confirm if and where we require a soakaway for rainwater that falls into guttering? We demolished an existing property to build a new self build. Property has a direct discrete connection to the mains sewer. Is it BC or Water Authority or other body? Realise discharging into the sewer system is not liked. Thanks

Hi JohnMo, thanks for taking the time to respond. Think this would work on the door side (large front opening) But the side is narrow as it stands so don't really want to make it any narrower. Thinking of using Aerogel strip. Windows being installed this week (not this part) so intend to run through in detail. Builder (shell build) decided to interpret engineers requirement for a steel post (don't know why we need it as it's a flat porch with warm roof. Thanks again.

Thanks Jilly, is this the thin gel like strip product that you can stick? Sure I have seen this before. So this sits as a break between your post and what? I guess the Aluminium window frame would be fine if we did this and screwed the frame to the post with the Aerogel between. Just need to sort aesthetic cladding then.

Thanks for your replies. Can't move post should have been mid cavity but screw up. Exactly my point is how best to insulate and clad/cover. When you look at new office/hotel builds etc they are all steel frames so must be a way to do it. Just wondered if anyone in the glazing window game could give pointers or help. Ta

But the issue I have is both from an aesthetic and insulation point of view what can we do. Plan is to install Aluminium casement fixed side lights that will butt up to the post and then an Aluminium Composite door.

Hi, our predictive SAP for the new self build says we need to use 125mm thick Kingspan k103 insulation on top of the ground concrete slab (prior to UFH and screed). It appears that 125mm is not a standard size and is subject to min order levels. Can anyone help/advise please?

Thanks, are there any approved bodies or certs that you can use to identify professional grp roofers who do it 'properly' ? I know you can get extended warranties but like anything it's about product and application rather than just the former.

Question - what qualifies a self build as 'complete' from a VAT claim perspective? Thinking in relation to moving in but still doing VAT claimable build activities. Hence when does the build qualify as completed?

We are doing a self build with 2 flat roofs both c. 5m x 3m. One of these is also a balcony off the bedroom on first floor (for information house is dormer bungalow design). Question - both are warm roofs and have living space below is GRP or Rubber best. Balcony will have raised decking and ballustrade on floor and secret drain going through side wall which also forms external wall for room below. Thanks and any advice/ suggestions appreciated.
