  1. LPA is Medway. Tried to call them multiple times but nobody answers or you get VM. Thinking I may as well just get the floor and elevation drawings done and just give PP a shot. If they say no, they say no. Thanks

I have filled out the VOC form on the Planning Portal and it doesn't require any diagrams, it says: "You do not need to provide a site boundary or location plan for this application type" VOC It just asks for details of the original PP for the Extension and a box to explain what condition you want amended/removed and why. No option to add any documentation.
  3. I am trying to avoid needing drawings and going through full PP so £357 seems worth it if I can remove the condition no?

  6. Hi We are converting an internal garage which needs PP due to it being a condition of the original PP to build the extension in the 80s. Anyway, we are keeping the roller garage door and building a stud wall 60cm back from it so the room is going to be 4.5m x 3m. It already has a window to the front of the house so visually from the outside nothing is changing, it’s literally going to be stud walls, raising the floor and insulation. PP seems to be site plan and location plan which I can buy online Then a before and after floor plan to scale. Then elevation drawings to scale but do I need these if nothing is changing visually? If it’s just a scaled floorplan, I feel like I can do this myself to save the architect fees? Thanks
  7. Hi We currently have 40sqm of block paving in the back garden which we want rid of, it doesn’t look great and it’s a pain to keep weeds and other gunk off it. To that end, we want to remove the block paving and replace with sandstone paving. I am hoping we can pull up all the block paving, remove all the sand to leave the sub base and then pave straight onto that? Unsure of the existing sub base thickness but it’s held the block paving for 10 years without sinking anyway so assuming it’s adequate for slabs Cheers
  8. Hit a stumbling block. Garage was part of a 2 story extension in the 80s which was done with planning permission. The document for PP states it must remain as a garage and I would need to get PP again to change its use. Frustrating as there is a chance I could spend money and they say no. Thinking of sticking a roller garage door on, stud wall behind it and then do the conversion myself with PP or BR. Got two quotes so far, one was for £13800 and one for 'about £20k'
  9. Thanks for the reply I’ve had one quote so far and it was £13800. Not sure what I expected but perhaps I am out of touch with what things cost now. The guy said building regs will require foundations for the wall blocking up the garage door but they may accept a concrete lintel sink into the ground of some description. Just done a tally of rough costs for materials excluding blocking up the door and I am at around £4500 so perhaps £13800 is not as unrealistic as it first seemed! Might have to rethink! I can do most of the stuff myself except blocking up the garage door so maybe I will get some quotes for that on it’s own after getting building regs out to find out what we need
  10. HI We have an internal garage which was part of an extension done by a previous owner in the 80s. Bedroom above it so walls are cavity with ‘some’ insulation. Garage has a door from the hallway of the house, a large window and both lighting and electric circuits. We will never use it as a garage and would be handy to have extra room. I realise building regs will be needed so I am thinking I will need to brick up the garage door, foundations likely needed. Then raise the floor up to the house level. DPM, insulation and board etc. Then insulated plasterboard on the walls to meet building regs spec, although I have no idea how much in the the cavity walls already. Boiler is in there so will get that boxed into a little cupboard. Im gonna get a firm in to quote but I think it should not be overly expensive considering a lot of the work has already been done? Thanks
