  1. Yer I suggested storing at 48 but he wasn’t having any of that. I guess a mixer on the exit of cylinder could work, but would that effect showers etc?
  2. Hi All, Had building control pickup that the supply of hot water to our baths needs to be limited to 48*c. And therefore we need to add hot water blenders. We have installed free standing baths with floor mounted taps. Any simple way to achieve the 48*c blend without hacking walls / floors / tiles? I am totally over self-building now ... home stretch seems to be further out than I thought! Cheers
  3. Fair play - sounds like I need to get cylinder moved! Probably my dropped ball as I had the plumber do the work before it was fully insulated. You live and learn 👍 cheers all.
  4. We’re still detailing the airtightness of the loft. I was planning to add airtight control layer above, taped. We’ve detailed all of the house other than final part of loft taping all windows/doors etc. Insulation is frametherm32 140mm between and 100mm Celotex below.
  5. Hi All, We’ve just had building control out to do the final inspection for sign off, and I cannot believe the pedantry from the inspector. There was no pragmatism whatsoever - I’m so annoyed about it, my blood is literally boiling. Long story short, I can sort most problems out, such as a handrail modification, a grommet in a plug and other silly things but the one issue I can’t see a solution to is the broken insulation in our roof. See attached photo. Our hot water cylinder is slightly too tall which meant the Celotex insulation had to be cut around it. We still have insulation between rafters, but it has forced us to cut the insulation beneath. The inspector won’t offer a solution and has just said that the U-Value has to be maintained across the entire roof. Is this correct and any bright ideas?! Many thanks in advance!!
  6. Thanks all, there is so much conflicting advice/information out there. I spoke to a tax specialist yesterday and they were sure I wouldn’t have to pay it since it will replace my main residence. They believe it will fall under residential rules. We will put the case forward to HMRC but I just can’t believe there isn’t a black and white answer to it.
  7. So we are about to sign contracts for our plot (only taken 8 months, but that’s a whole other story!) We sold our main residence to fund the purchase back end of last year, and we also own a BTL property. I was under the impression we would be charged standard rate stamp duty because the plot will be a self build we plan to live in (if we were just moving house it would be standard rate). Our solicitor says she spoke with HMRC and they claim I need to pay higher rate stamp duty which is a bit of a shock. Will make some calls later today but would appreciate any steer if people have been in a similar situation or are in the know. Google seems to give very mixed views.
