  1. So, we currently have full planning permission for an Annexe in our garden, we are converting a carport and extending etc, however where we go to 95% complete, my mother-in-law died. So we are left in limbo now, not really knowing what to do with it, we are thinking of turning it into a den /Games room type building, but i'm getting confused on what's deemed as "sleeping" and "accommodation" the place has it's own kitchen and bathroom, but no one will actually be living there The family will just be using it and most likely my two daughters will have the odd sleep over etc, really confused on what direction I should do, im thinking we just keep going and complete as is, but does anyone know if this will effect council tax if no one is actually living in it?
  2. Does anyone have any experience to what an extension and conversion of a car port into a fully enclosed annex be deemed as a "new dwelling" or in the eyes of U-values "fabric elements of existing dwellings"?
  3. Hi, In the process of converting a car port into an annex. Have attached a pic, but if i'm looking to install a window based on the image attached, how do I determine which lintel to use, it's single storey, window width roughly 1100mm Do i need to get a proper calculation done etc, or just install a large enough concrete lintel above
  4. Yes this does seem to be the case, wondered if anyone had experience overcoming this clause, I think we may end up reducing the extension so it retains the ability to manoeuvre Does seem odd, when you consider this is not practical for almost all driveways
  5. No I don't think so, the mention seems to be very specific in that it's to allow cars to exit in "forward gear"
  6. Theres been many within the village, we are 20m away from the nearest house, and the neighbour has already provided written approval and has no objections What other things are worth looking for?
  7. yeh, maybe ignorantly we never understood why there was such a large area of gravel, and in fact thats what made us think it's perfect to extend the garage into, as it's a complete waste of space, we would never drive that far up the drive

Hi, So in the process of buying a a new build house.......in the back garden there is a car port, which we are in the process of planning permission to extend, and to turn in to a self contained annex. So far we have not heard back from planning, however while locating some new documents in the planning portal, that we subsequent permissions sought, I have come across a condition!!! Basically the current drive is quite long, then forks off left and right before it gets to the carport. From reading and seeing the plans, this appears to be a "manoeuvring area" THE PROBLEM - I have applied for planning permission to extend the carport into this "manoeuvring area" Before we start swearing and re-planning, does anyone have a reasonable experience or knowledge whether they think this will scupper our plans! This area is apparently to allow for cars to exit in a forward gear, although that seems complete nonsense in reality
  9. Hi, Sorry depends what you mean regarding research, are you saying i'm not right about converting a car port into an office or garden room without the need of planning permission?
  10. So been thrown into a bit of a spin in timings, and after some advise, I understand there is a very right way of doing things but wondered if this was viable as we need to commence works asap. I understand that if I was to convert a car port into say an office or gym, games room etc, that it wouldn't require planning permission and can be done through permitted development. (car ports at the rear of the house, single storey) Although our overall plan is to convert into an annex, is it possible to commence works under the permitted development, then apply for planning permission for a self contained annex? The structure of the two would be identical, and i'm kind of seeing it, that until we get to the point of installing a kitchenette and en-suite etc, does it become an annex?? Anyone ever done this???
  11. Hi Peter, I was kind of hoping to do the opposite to a single document, as I already have Site Plan etc in one scale, but I maybe over complicating things. Just wasn't sure if submitting a few documents was bad Idea.
  12. Sorry can I just one more stupid question, I see lots of planning documents where they have location and site plan, all combined on 1 page with elevations etc, do they have to be on same page or does it not matter if they are separate pages?
  13. Great thanks, I will get them included, do the plot maps need have detailed information on them, or it simply used to give an overall position of proposed extension etc As in does it have to be mm perfect, or a rough outline of the current car port and then with our proposed extension
  14. Hi, I seem to be getting conflicting advise, and with out council removing pre-planning permission advise service, just after some advise. We are buying a new build house, at the rear left of the house is a car port to which we are converting into a granny annex. We are having plans drawn up now, we are only extending a single flat roof section, so it's not a complex extension. Do we only really need to provide drawings on the overall plan with sizes and elevation drawings? do we need to show any ordnance and plot type plans? (or what ever they are called) I read some advise to keep the drawings as simplistic as possible to show just the basis of what is being planned, so being less to pick at, but then I also don't want to waste time if we can include them?
