  1. We've placed an offer on a plot with outline planning permission recently approved. The vendor wants a fast completion by end of financial year. How feasible is it for places like Buildstore to focus a mortgage application on the land purchase only at the initial stage? We're not likely to get detailed costings for build work in a short time - other than general fag-packet calculations which aren't worth much these days! EDIT: Once securing the plot, we'd then look towards detailed plans and tender costings for build costs - to proceed with the next stage of the self-build mortgage? or a totally new mortgage (I'm not sure!).
  2. When I submitted this post I was looking at the pictures for ages thinking something didn't add up! RE: TF vs Brick, I was thinking that the deciding factor would probably be reduce time to build, resulting in reduced finance costs (less time with high rate self build mortgage). What I'm struggling to figure out here is if I've got £300k to build this to completion, how much "wiggle room" do I have to play with for some creature comforts (to me anyway) things like PVs, AC, GSHPs etc. Or, perhaps it would better to just put those niceties out of mind for now?

I've the following design but concerned RE: the crazy prices across the industry - can we afford to build this in 2022? we're hoping to keep costs around £1500sqm. @ 187m2 GFA Our plan is to use a local builder/contractor/TF to get us to a watertight stage; then takeover the management for the fitout. No consideration to method of construction; so any insight there would also be useful. Externally, the building will be rendered. I would've liked to extend the ground floor extension across the whole width of the house, however that area is within a TPO RPA. However, I think you can encroach up to 20% of the RPA, so it might be possible - but again need to consider costs. (Would this be classed as a material amendment for planning? - or could we argue it's a minor change?) EDIT: forgot to mention, this will be built in the west midlands.

  5. I'm struggling to find an estimation for this renovation; would it be best to get in touch with a QS? or would the online estimator services provide quotations/ballpark figures for it? I'm hoping to keep costs to around £2k/psqm - but have no idea how feasable this is what with prices rises across the board. Approx GFA: 1800sq/ft

Hi All, We're a young family looking to build in Shropshire - currently having difficulty finding land, we're reading Roy Speer' "How to find and buy a building plot" which has been recommended here. Have been searching for a plot for approx 18 months, nothing has come up yet but we're still hopeful. One question I did have for the forum; we've got tickets to go to the National Homebuilding and Renovating Show at the NEC Birmingham in a few weeks - is it worth going even though we haven'r bought/found a plot? I'd rather not waste time visiting if all the exhibitors/advisors are going to say we need land before we can discuss anything. Cheers,
